The Space:
SLEEPING ARRANGEMENTS
-5 BEDROOMS (6 KING beds!):
-The master bedroom upstairs features an ensuite bathroom, offering a private retreat for relaxation.
-Three more king-sized beds on the second floor provide luxurious comfort,
-The basement features TWO additional king-sized beds, providing plenty of sleeping space for family and friends. While the beds are separated by a wall for some privacy, please note that there is no door. This cozy setup is perfect for a fun gathering while still offering a touch of seclusion!
Each room is thoughtfully designed to offer a restful atmosphere, making it easy to recharge after a day of adventures.
-There is a Pack N Play is available for guest use.

The main level is the heart of the home, featuring a beautifully appointed kitchen equipped with modern appliances and plenty of counter space for meal prep.
Enjoy quality time in the cozy living area, perfect for movie nights or casual conversations.

Please note that the fireplace in the home is not for use and is intended for photograph and display purposes only. For safety reasons, it should not be operated.

Guest Access:
The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.

The Neighborhood:
The area is perfect for families, featuring parks, playgrounds, and excellent schools nearby. Children can enjoy outdoor play, and parents can take advantage of community events throughout the year.
This quiet residential neighborhood offers a sense of safety and security, making it an ideal spot for both relaxation and exploration.

Getting Around:
This location is well-connected, with major highways, with convenient access to RideShare (Uber/Lyft), making commuting a breeze and ensuring you can explore the greater Kansas City area with ease.

Other Things to Note:
HOUSE RULES:
No Smoking Inside. Be kind to the neighbors. Do not block their parking spots/driveways. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.

PARTIES -NO EVENTS OR PARTIES ARE ALLOWED. All gatherings must be limited within our max occupancy, this is monitored and guests violating this rule will be charged a mandatory $200 fine.
If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if these rules are violated.

-PETS - We do allow allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $50 fee for one pet and $100 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet) The back yard is fully fenced.

Disclaimer- We have EXTERIOR Security camera located in the entrance of our home that record activity when somebody comes enters and leave the area of residence. The exterior security cameras are in place to ensure we are in compliance with our House Rules. Footage remains private and is used to monitor occupancy, No Unregistered Animal/Pet Policy, No Smoking Policy, No Party/Guests or Visitor Policy, and for liability purposes.

LOCAL guests - please send us a message before booking. We cannot host local guests without prior authorization or preapproval. We have the right to decline guests who refuses to go through our pre screening or disagrees with our house rules.

Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
