1 half bath adjacent to dining room with walk out pool access.
Kitchen appliances include- Keurig coffee maker, toaster, instapot, ninja blender, mixer, stove with oven and air fryer.
Pool with attached spa. Pool/Spa heating available for 45$/night, monthly rates also available on inquiry.(See Below Pool heating policies)
Private Gameroom with Darts, Billiards and foosball table. Board games also provided for interactive family games. Clubhouse arcade room with additional options available.
Clubhouse amenities access are included in rental cost. Food delivery from clubhouse/snacks during movie available at listed cost.
Private movie showings complimentary upon availability/request upon check-in for family movie times also available.
High Speed internet 300/300 mbps/cable included.
All rooms have Smart TVs with streaming capabilities. Cable access in 4 rooms.
Barbeque Grill use- Guest can use complimentary, must buy own propane. If used must clean to condition prior to check out. If left dirty additional 75$ cleaning fee will be charged for grill cleaning.

One time cleaning fee is charged to the stay, additional cleaning available for fee upon advance request.

All linens/Hair dryer/Iron/Steamer and basic bathroom amenities provided on check in.
Kitchen well stocked with utensils/plates/Silverwares.
2 car parking on driveway, additional parking at clubhouse with registration of vehicle. HOA has overnight parking rules if not followed guest liable for towing charges/imposed fines.
Daily trash service also provided by HOA. Guidelines provided on check-in.


Cameras at the House:

4 Blink cameras at below locations-All cameras are Motion/Noise triggered with sound and video recording and with 2 way audio.
Cameras are located:
1. Front Door
2. Driveway
3. Left lawn of house
4. Right lawn-Pool Heater

No camera/sound recording device inside house or pool area-for guest privacy.

Please note our community is a family friendly community and has Quiet hour laws after 10 pm. Parking rules are strictly enforced and must be followed. We do not allow hosting parties and only guests registered to the community portal are allowed at the property. Guests can have visitors but the number of total guests at the property cannot exceed 14 (Including adults and children) at any time.
Only two cars at any time are allowed to be parked in the driveway, max 4 cars per reservation, remaining two cars if bringing need to be registered with the security and parked at the clubhouse.

Host is not liable if the guest violates community parking laws or maximum occupancy laws. If violations occur, guests are responsible for any fines/ damages to the property/ community/additional cleaning fees and cancellation of the remaining stay duration without any refunds.

Again these laws are there such that the community/ house stays as a family friendly community/property. Not a place to host parties!


Pool Use Policy:
No lifeguard on duty. Management company, DESHAH ESCAPES LLC or its owners not responsible for any injuries or fatalities that occur during use of pool or surrounding area( outside pool in the Lanai enclosure/backyard). Renting party and its guests responsible for all their actions.

Pool Heating Policy:
-We require payment atleast 24 hour prior to check-in for pool heating fees.(Will be requested through VRBO Portal).Minimum 3 day duration fees( 72 hours) is required to have the pool heating turned on.
- Guests can look at weather(upto 24 hr prior to check in ) and decide if heating is necessary for their stay.
-Fees are $45/Night if choosing 72 hour heat and $40/night if choosing heat for entire stay(Minimum 4 nights)
- If decided on heating on check-in and not prior (Minimum 3 day will be charged- Secondary to management costs)

-Water temperature guarantee:

a) Pool temp minimum 80 degrees(We set thermostat to 88 degrees)
Hot tub/Spa temp minimum 100 degrees(We set thermostat to 102 degrees)
b)If guest not satisfied with temperature, a water temperature will be checked within property management business hours between 8 am- 6pm(Same day if notified before 4pm and following day if notified after 6pm). A thermometer check will be done of the water and proof will be provided.
c)If minimum temperature not achieved on initial temperature check a refund of 24 hours of fees will be given (45$ if min 72 hour fees paid or 40$ if paid for the full stay) and reevaluation of temperature will be done on the following day and additional refunds will be provided based on 24 hours of fees as long as minimum temperature still not achieved.
d)Please note a pool cover is provided- which helps preserve pool heat and must me left on when pool is not in use. If pool cover is not found to be in place of management company inspection when ambient air temperature is below 50 degrees, a refund will only be provided if upon 24 hour follow up the pool temperature is not above 80 degrees)

Please note: Heating policies are such not because we want to take guests money and not give them what they pay for but we unfortunately cannot make refunds due to guests perception of water temperatures due to to ambient temperature fluctuations and not feeling the pool temperature warm enough for them. We definitely will provide objective proof and if it is our error we have no problems with providing refunds.
