****SHOALWATER BUILDING - CONSTRUCTION NOTICE****
Reservations made during Sept 14 - Nov 15 2026 (Fall 2026) should anticipate noticeable construction activity at the building. Containment tarps, equipment, and other protective measures will be used to minimize the impact on surrounding areas to the outside sidewalks/hallways and ceilings recoating project.
Guests staying during this time frame will be receiving reduced rent as way to compensate for the noise and disturbance between the work hours of 8:00am-5:00pm daily.
Guest will be required to acknowledge this activity happening during the stay at the condo.

PARKING INFO:
Reservation includes parking fees/passes for 2 vehicles, which will be waiting for you inside the condo on day of arrival. Parking is for 2 total vehicles max. Current cost: $60/per vehicle.

The condo comes equipped with family-friendly amenities like a high chair, Pack ‘n Play, and kid dinnerware to ensure your little ones are comfortable and safe. Whether it’s game night, family movie time, or just a quiet moment with the kids, this space ensures everyone has their own corner of fun and relaxation.

HOUSE RULES:
● Check In 4:00pm | Check Out 10:00am
● Must be at least 25 years old to rent. Renter should be present at property at all times and responsible for other guest members. Rental agreement must be signed.
● No 3rd party bookings. Must be a named person on booking. The name on booking must match the name of person signing rental agreement and name on credit card used for payment.
● No Pets! Only certified and vested service dogs in accordance with the ADA (American`s with Disabilities Act). Service dogs must be with the owner at all times and is not allowed to stay in the property alone.
● No smoking or vaping in the condo or on balcony. No parties.
● Note: Parking fees are charged as resort fees when booking. Guests need to be fill out parking passes completely and place inside vehicle on day of check-in. 2 total passes are provided in fees with every booking.

DAMAGE PROTECTION:
Instead of charging a security deposit, RPM Rentals charges a non-refundable $125 `damage/management fee` included in total fees charged, that covers up to $3,000 for damage at the property as a results of your acts or omissions. Please see house rules and the rental agreements when you book for outlined details about how the damage waiver works.

-Guests must be at least 25 years of age to book. Guests under 25 staying at the property must be accompanied by a parent or legal guardian for the duration of the reservation. Age verification is required to book the property and also sign a rental agreement.

-The condominium association has a STRICT `No Pets` policy. No other service animals are allowed without prior approval from the Host. Discovery of pets at property will be grounds for eviction. This applies to emotional support animals as they are not covered by ADA. Only ADA compliant service dogs are allowed according to Federal Law.

- The property shall not be used by more than the number of adults and children listed in your reservation.

- All guests shall abide by the community good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00pm to 9:00am.

- No smoking or vaping of any kind is permitted anywhere inside of the condo or on the balcony. Smoking will be grounds for a $250 fee.

-No commercial photography or filming is permitted on the property. No large gatherings or parties allowed. Any parties will be grounds for immediate cancellation and eviction from the condo, and no refund.
