MIMOSA HOUSE

Mimosa House is beautifully renovated and spacious Federation accommodation with all the elegant comfort and timeless charm of the period combined with the open airy, sun-filled open spaces of modern living. The cottage features all the modern comforts to ensure a totally relaxing and restful stay within the world-renowned Blue Mountains National Park.

This luxurious cottage with 4 double bedrooms (plus sofa bed). There are 3 bathrooms including an ensuite. The main bathroom provides a beautiful bath large enough for two. All bedrooms have queen beds with electric blankets. A gorgeous gas log fireplace creates a lovely ambiance and makes the lounge room a cosy and delightful place to relax, socialise or have some quite time. Just the place for reading, listening to music, or watching a movie or sport on the widescreen TV. Throw open the stacker doors in the second living room and let the garden in. Watch the bird life around the feeder while sipping a glass of your favourite tipple. A beautiful new kitchen is comprehensively equipped with all you need to cook a sumptuous evening meal or a breakfast feast. Take advantage of the large double-level private deck area with outdoor table seating 8 and a large L-shaped lounge, deck chairs, and a large Webber BBQ. A fully landscaped backyard features a fire pit, fish pond, pergola, and multiple seating areas. Enjoy the warmth of the sun in the day and delight in the stars at night against the twinkling solar lights scattered through the garden. A large formal dining room seating for 10 with the availability of fine china makes this a beautiful setting for formal dinners, festive occasions, birthdays, and special events. Take your glass of wine to the rear garden, perfect for relaxing in the swing seat or around the fish pond, and enjoy the mountain air, the endless parrots, and the mountain bird song. Fill the bird feeder and watch the rosellas and cockatoos snack. Reverse cycle air-conditioning makes this house comfortable all year round. All linen and towels are provided as well as body wash, shampoo, and conditioner in the bathrooms. There is also a laundry with a washing machine and dryer for your convenience.

Please ensure your pets are well-behaved and cause no damage to the house, furniture or garden, and do not disturb the neighbours.

9PM OUTDOOR NOISE RESTRICTION CURFEW
Due to the close proximity of neighbours near to the property, there is a strict noise restriction curfew from 9pm - 8am in all outside areas.
Please ensure you are super quiet when outside during this time.

IN-HOUSE GUESTS ONLY
Please note that this property is not available to hold lunches and dinners, or any other gatherings for people who are not booked to stay at the property.
The property is only for use by paid in-house guests that match the number of guests that are on the reservation.

NO PARTY OR NOISE DISRUPTION POLICY
Please note that this property has a very strict no-party and no-noise disruption policy. Under no circumstances is this a party house or venue.
The neighbours are in very close proximity as it is a very quiet and peaceful residential area.
Please note there will be an immediate eviction without a refund if there is a breach of our terms conditions.

PAYMENT POLICY
Bookings are only confirmed once a minimum deposit of 50% is paid 30 days or greater to the arrival booking date.
The balance payment plus the refundable security bond are due 30 days to the arrival booking date.
Full payment plus the refundable security bond are required when booked less than 30 days to the arrival booking date.
Please note that all payments processed by Accommodated are subject to a 2.9% payment gateway transaction fee.
Payments will appear as *SEC ACCOMMODATED BYRON BAY/LENNOX HEAD NSW* on your bank statement.
By making payment/s for your booking it is deemed you have read and agree to our terms and conditions.
Bond refunds are processed 7 days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
Cancellations 60 days or greater to the arrival date, incur a $5.00 non-refundable channel manager fee.
Cancellations 30 - 59 days to the arrival date will forfeit 50% of the full tariff.
Cancellations within 30 days to the arrival date will forfeit 100% of the full tariff.
If the person who booked is prohibited by law to travel due to a COVID-19 lockdown, bookings can be transferred up to a year in advance, with one free date change.
Accommodated is not responsible for cancellations of any events, functions, booked activities, or any other changed circumstances guests may experience and as such any cancellations due to the above mentioned issues, will be governed by our cancellation policy.

Perfect Mountain Retreat

From the moment we opened the door we entered a hidden gem. From the many relaxing living areas and everything you would need to make your stay perfect. The outside hidden nooks to the relaxing couches to watch the day begin. The bedrooms were spacious, comfortable and beautifully appointed. A holiday home anyone would enjoy.

Beautiful, inviting Home

Mimosa Cottage is a beautifully appointed, comfortable and warm home. There are so many places in the home to gather together or simply sit alone quietly. The heating is excellent, although the fire ran out of gas while we were there. Nevertheless, the air conditioning kept us quite warm. The kitchen had all we needed (except matches for the fire pit). Basic staples, plenty of utensils, plates, glasses, pots, pans etc. We wanted for nothing and plan on booking again. A wonderful home away from home!

Mt Victoria cozy home

Great house with all the components for a perfect winter escape. Nothing left wanting and even though the fan heating was not working fully, the property managers got the electrician out and fixed the issue. Beds super comfortable and nice sheets. Lots of rooms to choose from. Awesome mirror tV although free to air was not available Will be great for families or a group of people looking for some luxury accomodation

Elegance and convenience

The property is very beautiful, decorated with photos and other mementos from around the world. A garden of many facets and quiet places to be, with a number of comfortable separate areas inside as well to have alone time if with a large group. There was nothing lacking and our hosts were responsive and meticulous. While across a wide road from a well disguised railway station, the house and gardens are blissfully quiet - except for the various birds that fill the trees around. Highly recommended and would definitely stay again.

Beautiful cottage and location

We had a great stay at Mimosa cottage. Entering the place we immediately felt at home and relaxed after a long drive from SA. The cottage is well located and appointed and we took advantage of the local eateries nearby that have the most amazing food! Such a beautiful house and garden. Our mini Schnauzer appreciated the doggy door! Thanks Paul and Melinda for a wonderful stay, can't wait till next holidays come around.

Wonderful accommodation!

good points: Host had done everything to make the guests stay comfortable. We didnt have to look for anything! It was perfect! Disappointing: Host commented that there mas a mark on the carpet in the masterbedroom. We did not notice a mark when going in or when leaving. We did not eat or drink in the bedroom. How this happened is a mistry.

Beautiful home in the mountains

The property is actually way bigger and more beautiful than in the pictures. The location is perfect, right opposite the train station for those who don’t drive. We had everything we needed and would love to stay again. We were so sad that the weather wasn’t great so we couldn’t enjoy the lovely outdoor area, but gives us an excuse to go back in summer. All appliances, amenities and things that are provided are all so luxurious! Thank you for a wonderful weekend.

Girls Weekend Away

A perfect base for a weekend escape for our group of friends looking to escape our children for a weekend! House was so well appointed, cooking in was a breeze with the amazing kitchen and appliances on offer. Heating worked fab by following the property managers tips which was appreciated as it was a chilly weekend. Beds were comfy and cosy, linen was beautiful and didn't at all feel "rented" and we all enjoyed the variety of living areas to choose from to sit and chat the night away. Would absolutely recommend to anyone looking to stay in the area, thank you for allowing us to stay in your beautiful home!

Family weekend in the mountains

We were delighted with Mimosa Cottage in the heart of Mt. Victoria, close to a variety of shops & attractions. The house was wonderful, very comfortable and lots of room for our family. Wonderfull holiday house

We had a wonderful time at Mimosa cottage during Easter. This is the best place so far I have ever stayed when travelling. The cottage is spacious and so lovely . The kitchen has everything we need and so well equipped that we decided to just cook at home instead of eating out. The outdoor area is the highlight of the place, perfect to have late lunch-early dinner bbq. We will definitely come back. Thanks Paul for renting your place to us during Easter.
