Mimosa House is beautifully renovated and spacious Federation accommodation with all the elegant comfort and timeless charm of the period combined with the open airy, sun-filled open spaces of modern living. The cottage features all the modern comforts to ensure a totally relaxing and restful stay within the world-renowned Blue Mountains National Park.
This luxurious cottage with 4 double bedrooms (plus sofa bed). There are 3 bathrooms including an ensuite. The main bathroom provides a beautiful bath large enough for two. All bedrooms have queen beds with electric blankets. A gorgeous gas log fireplace creates a lovely ambiance and makes the lounge room a cosy and delightful place to relax, socialise or have some quite time. Just the place for reading, listening to music, or watching a movie or sport on the widescreen TV. Throw open the stacker doors in the second living room and let the garden in. Watch the bird life around the feeder while sipping a glass of your favourite tipple. A beautiful new kitchen is comprehensively equipped with all you need to cook a sumptuous evening meal or a breakfast feast. Take advantage of the large double-level private deck area with outdoor table seating 8 and a large L-shaped lounge, deck chairs, and a large Webber BBQ. A fully landscaped backyard features a fire pit, fish pond, pergola, and multiple seating areas. Enjoy the warmth of the sun in the day and delight in the stars at night against the twinkling solar lights scattered through the garden. A large formal dining room seating for 10 with the availability of fine china makes this a beautiful setting for formal dinners, festive occasions, birthdays, and special events. Take your glass of wine to the rear garden, perfect for relaxing in the swing seat or around the fish pond, and enjoy the mountain air, the endless parrots, and the mountain bird song. Fill the bird feeder and watch the rosellas and cockatoos snack. Reverse cycle air-conditioning makes this house comfortable all year round. All linen and towels are provided as well as body wash, shampoo, and conditioner in the bathrooms. There is also a laundry with a washing machine and dryer for your convenience.

FEES

PETS
Pets are payable at $40 per pet/per night and are paid in addition to the reservation cost after you have booked.
Please advise if you are bringing pets and a payment request will be sent after you have booked.
Please ensure that you have paid for your pets if you would like to bring them. Pets are strictly prohibited on furniture, beds, linen, and blankets.
Please bring your pet's own bedding to rest on, food and drink bowls, and pet poo bags.
Ensure all pet business is cleaned up and disposed of upon departure.
Please ensure your pets are well-behaved and cause no damage to the house, furniture or garden, and do not disturb the neighbours.
Fines are applicable if these terms and conditions are breached.
9PM OUTDOOR NOISE RESTRICTION CURFEW
Due to the close proximity of neighbours near to the property, there is a strict noise restriction curfew from 9pm - 8am in all outside areas.
Please ensure you are super quiet when outside during this time.
IN-HOUSE GUESTS ONLY
Please note that this property is not available to hold lunches and dinners, or any other gatherings for people who are not booked to stay at the property.
The property is only for use by paid in-house guests that match the number of guests that are on the reservation.
NO PARTY OR NOISE DISRUPTION POLICY
Please note that this property has a very strict no-party and no-noise disruption policy. Under no circumstances is this a party house or venue.
The neighbours are in very close proximity as it is a very quiet and peaceful residential area.
Please note there will be an immediate eviction without a refund if there is a breach of our terms conditions.
PAYMENT POLICY
Bookings are only confirmed once a minimum deposit of 50% is paid 30 days or greater to the arrival booking date.
The balance payment plus the refundable security bond are due 30 days to the arrival booking date.
Full payment plus the refundable security bond are required when booked less than 30 days to the arrival booking date.
Please note that all payments processed by Accommodated are subject to a 2.9% payment gateway transaction fee.
Payments will appear as *SEC ACCOMMODATED BYRON BAY/LENNOX HEAD NSW* on your bank statement.
By making payment/s for your booking it is deemed you have read and agree to our terms and conditions.
Bond refunds are processed 7 days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
Cancellations 60 days or greater to the arrival date, incur a $5.00 non-refundable channel manager fee.
Cancellations 30 - 59 days to the arrival date will forfeit 50% of the full tariff.
Cancellations within 30 days to the arrival date will forfeit 100% of the full tariff.
If the person who booked is prohibited by law to travel due to a COVID-19 lockdown, bookings can be transferred up to a year in advance, with one free date change.
Accommodated is not responsible for cancellations of any events, functions, booked activities, or any other changed circumstances guests may experience and as such any cancellations due to the above mentioned issues, will be governed by our cancellation policy.
