Super Close to Beach - The charming coastal gem located in the exclusive family-friendly subdivision of Emerald Shores in Miramar Beach will keep you coming back year after year. The private gated cul-de-sac location is perfect for the family beach vacation of your dreams. The home is a 5-10 minute walk to the beach, OR you can take the FREE beach tram, which runs continuously 9 am - 5 pm daily during peak season, weather permitting.



VERY BEST BEACH ACCESS- The Emerald Shores Beach Pavilion has the best beach access in the area! The exclusive beach pavilion offers private, gated beach access, private restrooms with changing areas (no long treks back to the house), outdoor showers, beach chair and umbrella rental services are available, parking for the beach cart (we provide a BEACH CART for you!), and a pr4ivate snack bar. The beach pavilion is located directly across from Leeward Key, very near Kenny D's beach bar on Scenic Gulf Drive. To access the beach, you simply walk 6-10 minutes from Sandpiper Cottage, or you can take the free beach tram.

With bright, cozy seating, a stylish coffee table, and a private gas grill, it’s perfect for morning coffee, evening cocktails, or family cookouts. Surrounded by lush greenery and durable pavers, it’s the ideal spot to unwind after a day at the beach. The new patio is sure to become your favorite hangout at Sandpiper Cottage!

You will love the new outdoor space with a comfortable patio sitting area, gas grill, and the HUGE beach box full of toys!



OPEN CONCEPT: The home features an open concept layout with a high vaulted ceiling. The beautifully appointed main areas flow together for relaxing family gatherings in the spacious living room, dining room, and kitchen. The walk-in pantry/laundry room is conveniently located directly off the kitchen. The house sleeps eight people in three beautifully decorated bedrooms with large closets and a sofa bed in the living room. Two full bathrooms have plenty of storage and hooks for all your beach towels.



WORK FROM HOME: The master bedroom features a full-size desk in an office nook - perfect if you need to "work from home" while at the beach!



FREE WIFI: You'll enjoy free high-speed Wi-Fi for TV streaming apps, and all the TVs are "SMART" tvs. The living room and guest room tv has basic cable.



BED AND BATH DETAILS - The primary bedroom features a king bed, side tables, a tall chest of drawers with tons of storage, a full-size desk, a wall-mounted 4K smart TV, and a ceiling fan. The ensuite bathroom features a large double vanity, separate shower, Jacuzzi tub, and huge walk-in closet. The second bedroom has a king bed with side tables, a tall chest of drawers, cable TV, a closet, and a ceiling fan. The full-size guest bath located next to the second bedroom includes a shower/tub combo, 8 hooks for all the beach towels. The third bedroom, designed for children, has a twin bed with a trundle, storage bins, and a closet. If you have young children, you'll appreciate the portable high chair and portable crib during your stay. We also provide outlet covers for the littles! :)



BEACH TOYS AND FAMILY FUN NIGHTS! - Additional features that make Sandpiper Cottage ready for family fun include a fully stocked beach box with chairs, boogie boards, skimmer boards, all kinds of buckets, shovels, and molds to make sand castles and many other toys for children of all ages. We include a large beach cart, rolling cooler, beach umbrellas, and other beachy items. For family fun night or rainy day activities, we have a wide variety of games, cards, and puzzles for kids ages 2-80. We even include an extra HDMI cable already attached with a power strip for those kids (and adults) traveling with their game console!



CALLING ALL CHEFS - If you're cooking for the crew, you'll love the open kitchen fully stocked with all the extras: chef's knives, cutting boards, baking pan, sheet pans, new blender, new toaster, new double Keurig with full-size coffee pot, and individual K-cup function. Crock-pot and pancake griddle included. Full set of cookware and everything else you need if you decide to cook and eat at home. There is even a Jimmy Buffett Margaritaville machine for frozen slushies and smoothies. Enjoy your private gas grill out on the brand new patio for the perfect summer barbecues!



AMAZING EMERALD SHORES SUBDIVISION - Emerald Shores is a private gated community with 2 POOLS, a basketball court, and a tennis/pickleball court. The central pool is heated in winter. This is a family-friendly environment designed for walking and biking. There are many bike rental services we can recommend.



PRIVATE BEACH - A non-refundable HOA fee of $30 per reservation will be collected on-site when you check in at the beach pavilion. The fee is payable by credit card only. Wristbands are required for ages 13 and up. The reserving guest will need to provide the beach attendant with evidence of their current lease agreement, with a valid ID. The number of wristbands issued may not exceed the number of guests on the reservation. All guests age 13 and up should wear wristbands while at the pool areas, around the pavilion, and at the beach. Please reach out if you have questions about this HOA policy. The one-time $30 resort fee covers your entire household.



SMOKE-FREE/VAPE-FREE - We kindly ask for your cooperation in maintaining our property as a smoke-free and vape-free environment. This extends to all indoor and outdoor spaces. Evidence of smoking on property will result in additional cleaning fees. See rental agreement for more details.



ANIMAL-FREE - As fond as we are of our furry companions, we must stress that this home strictly prohibits all animals. This is due to severe allergy considerations of some of our regular guests. We kindly ask that you refrain from bringing any animals during your stay. If you're seeking accommodations that are animal and/or pet-friendly, please inform us. We would be more than happy to assist in finding a suitable alternative for you! There are several pet-friendly homes in our neighborhood! By Florida law, all service animals must be pre-registered when booking. Failure to pre-register a service animal is a violation of the rental agreement and WILL incur a fine. See the rental agreement for more details.



Taxes and Fees - Standard Florida and Walton County taxes will apply.

Cleaning Fee - $300 - Includes welcome snacks, linens, towels, and amenities in each bathroom: hand and body soap, shampoo, conditioner, toilet paper. We provide a starter set of dish tabs, trash bags, paper towels, and laundry tabs.

Damage Waiver Fee - $5 per night. The fee covers Insuraguest insurance coverage for each booking.
