Great house in great location, near beach and Newport.

This house is huge, with 3 well-stocked kitchens, a great rooftop deck, large yard, lots of living space, and in the heart of shops and restaurants in Middletown. Easy walking to Easton Beach, a 2 mile walk to downtown Newport, and a 5 minute drive to second and third beaches and the nature preserve. We would stay here again, but would like to note a few defects that should have been taken care of, given the cost of this place. When we arrived we found a broken shade in a primary bedroom on the top floor. We rigged it up temporarily for privacy but were unable to open it for the view. We notified the owner right away but she never sent anyone to fix it. The two bedrooms with bunks have no AC. Luckily it wasn’t too hot when we were there. There were plenty of bath and beach towels, but only one kitchen towel for a house with 3 kitchens! Perhaps this was an oversight. A few other minor issues included a missing tv remote, lights that were not working, and the basement tv did not work. None of these were major issues, but one would expect everything to be in working order for the price. Furthermore when we arrived, the cleaning people were still rushing to get done, past the check in time, and mounds of garbage from the previous tenants were left behind, and were not placed in the bins provided. We still would recommend this rental, despite some issues.

Wonderful stay!

We booked this beautiful home for a family and friends weekend and it could not have been better! The house was spotless and had plenty of space, the pictures don’t do it justice! The location was also fantastic as it was walking distance to the beach and cliff walk.

The best Newport stay

My friends and I came here for a college reunion weekend and we could not have had a more comfortable stay. There was plenty of space for everyone, with kitchens on every floor and bathrooms. Heidi was extremely accommodating and made the check in process extremely simple for us. Will absolutely be back and recommend for families or groups of friends looking for a place to stay near downtown!

Fantastic Three-Story Beach House

We stayed at this Beach House for 10 nights during our participation in a yacht race in Newport, all the way from Japan. In short, our stay was incredibly comfortable. We were a group of 13 adults, and the three-story layout with private spaces was very convenient. Here's how we used the rooms: 3rd floor: 1 single room (team owner), 1 single room (guest), and 1 room with 2 bunk beds (2 females). 2nd floor: 1 single room (1 male), 1 twin room (2 males), and 1 room with 2 bunk beds (2 males). 1st floor: 1 single room (1 male), 1 twin room (2 males), and an extra bed in the living room (1 male). The backyard was lovely, and we had three BBQs during our stay, which everyone enjoyed. We prepared meals in the 2nd-floor kitchen and mostly dined there. Some of us watched movies on the 3rd floor using the projector. That's how we utilized the three floors. There's a liquor shop right next door, and we frequented it almost daily. There's also a pizza place on the other side, where we got takeout a few times. Additionally, there are several restaurants within walking distance, and we visited them multiple times. The BEACH HOUSE offers a view of the sea, especially from the rooftop. For us, who came for the yacht race, it was truly the perfect accommodation. Communication with the house owner was smooth, and we had no worries during our 10-night stay. Thank you very much.

Fantastic Property!!

Loved the location of the property. Close to the beach, restaurants, and shops. Kids loved walking to the ice cream shop. We all loved sitting on the decks and watching the waves. Cannot beat the size and privacy of the back yard. Loved the outdoor shower too! Attended a family wedding and had a wonderful place to call home for a week!!

Location Location Location!!

The house is as about as close as you can get to 1st Beach and in walking distance to everything you want to except downtown. Made everything super easy for the family. Top floor and roof deck make the house perfect for a larger family gathering and the kids loved the loft. Some bedrooms are a little tight if you are looking to get a pack and play but the locations makes the squeeze worth it.

The house is beautiful and there are more than enough rooms to spread out and have your own space, it has beautiful water views, very clean and beautiful furnishings. If you’re renting anywhere else in the area you’re missing out! The host was gracious enough to welcome my family and friends for a celebratory weekend and did not disappoint. Wedding Weekend

We stayed at this LOVELY beach house for a family wedding at Gooseberry Beach. We enjoyed all the comfortable beds and were able to have family breakfasts together in the spacious kitchen and sitting rooms. We also loved all the bathrooms as it gave us all our space to be getting ready for all the events. The property is perfect location for beach and access to Cliffwalk and Newport. Heidi was so helpful the whole stay to answer all our questions. We will come stay again!

Great property for a large group

We had several relatives in town for our son's wedding, and the house accommodated all of us quite well. Since we were all adult couples, the bunk rooms were less valuable to us than in groups with children. Rooms were not large, but fine for our purposes. The multiple kitchen and living area arrangement was nice for smaller groups splintering into different areas. The kitchens were well equipped. The house is located in a convenient area, (to beach, food, liquor store, cliff walk) but not necessarily bucolic, with consistent street bustle evident throughout the day. Heidi was attentive and helpful. Overall, a very nice option for large groups seeking convenience and cleanliness!

Great house for large party

This house was in prime location- very short walk to the beach, and a short car ride into town. We had a large party stay at the house and there was plenty of beds and bedrooms. It had 3 kitchens, which is a huge convenient if you have a large party. The lawn area is very spacious- great set up for lawn games! I would definitely stay here again the next time I’m in Newport!

We were four families who recently stayed here. Great location with walking access to Euston's beach, coffee shop, Flo's Clamshack (classic spot), surf shop, pizza and the Cliff Walk. Multiple kitchens were a bonus. Easy access to Newport and surrounding areas.

Disappointing

This home has great potential. However, it is in disrepair. Seemed like everything needed attention: burnt out light bulbs or not-working overhead lights. Leaking faucets, broken toilet seat, terrible furniture (including the beds), really dirty drawers and cabinets, old food on utensils and spatulas, water damage in the ceilings of main level that looks like it is about to cave in on your head. We did contact owner about issues - he was responsive by sending the contact info of a handyman and asking me to communicate directly with him. After multiple phone calls, texts and visits by the handyman, I gave up and decided to try to enjoy my time off instead of overseeing maintenance that should have been done prior to the arrival of paying guests. We knew the house wouldn't be "fancy" or high-end, and that's not what we were looking for. But it would be nice if there were SOME effort made toward the guests' comfort. We loved the area and had a great time together, but were really disappointed in the state of this property.

Perfect Experience!

We recently rented The Beach House to house 28 of our close friends in town for our wedding. This house was pure perfection from the moment we arrived through our checkout. The owners have decorated the house beautifully and the home itself is extremely well equipped for a large group. There is plenty of privacy, bathroom space, and ample room for gathering together. To have a backyard in this area while also being across the street from the beach is a rare find. Our family and friends could not stop raving. The owners provide plenty of towels and linens to house a large group, which makes one less thing to pack. There is ample air conditioning as well as countless balcony areas to enjoy the breeze. We can’t say enough how wonderful our experience was and we hope to rent again in the future. Small improvements as suggestions would be to update the backyard furniture which is dated and prone to breaking. The picnic table and table and chairs, however, were perfect in combination with the large grill for cookouts. 10/10!

More or less what we expected. Three levels provided privacy for families with small children and single adults. The bedrooms were small. There were plenty of bathrooms. It was difficult to get everyone together because of the floor plan. The beds and couches were not comfortable. All the appliances worked fine. I would stay there again
