Welcome to our cozy retreat at Seabrook! This beautiful single-level home offers 4 Bedrooms and 2 Full Bathrooms, which is a relaxing and comfortable space for your next vacation, just moments away from the serene lakeside. With four generously sized bedrooms, this home comfortably accommodates up to 8 guests. Additional amenities of this home include complimentary Wi-Fi, air conditioning/heating, laundry facilities, and free street parking.

As you enter, you're greeted by a stylish, open-plan living area that seamlessly combines modern elegance with homely warmth. The living room is the heart of the home, featuring a plush seating area and a pool table, making it the perfect spot for both relaxation and entertainment. Large windows flood the space with natural light, creating a bright and welcoming atmosphere throughout the day.

The fully equipped kitchen is a chef’s delight, boasting state-of-the-art appliances, ample counter space, and all the utensils needed to prepare gourmet meals. Adjacent to the kitchen is a spacious dining area where you can gather for meals, stories, and memories that will last a lifetime.

The accommodation is as thoughtful as it is comfortable, with four well-appointed bedrooms offering a restful retreat for every guest. The master suite is a true sanctuary, featuring a luxurious king bed, a private ensuite bathroom, and elegant decor that enhances the sense of tranquility. The second bedroom offers a queen bed, perfect for couples or older children, while the remaining two bedrooms are outfitted with four single beds, ideal for younger guests or friends. Each room is designed with comfort in mind, ensuring a peaceful night’s sleep.

The property also includes a second full bathroom, equipped with modern fixtures and all the essentials for your stay. Step outside to discover a fully fenced backyard, a safe and private space where children can play freely, and where you can enjoy outdoor dining or simply bask in the fresh air.

To ensure your comfort throughout the year, the home is equipped with ducted heating and evaporative cooling, maintaining an ideal indoor climate no matter the season. Additional amenities include high-speed Wi-Fi, laundry facilities, and ample parking space for your convenience.

House Rules:
• We may ask for a government-verified photo ID, such as a driver's licence or your passport for security purposes.
• WE HAVE A STRICT NO EVENTS POLICY. Smoking or vaping inside the house is also strictly prohibited. Penalties may apply.
• If you wish to bring pet/s, please notify us beforehand. The pet fee is $85 and for each pet after the first, the fee is $35 each. If we aren't notified, greater penalties apply.
• No unregistered guests allowed. Please insert correct guest number including children as they must be registered as guests on the booking.
• Excessive noise will not be tolerated; please respect the quiet hours.
• All doors and windows need to be closed and locked when you leave the property. Please turn off the air-conditioner and lights to conserve electricity.
• Please do not lose the house key; charges will be applied if it is lost, damaged or not returned.
• Do not leave excess rubbish behind. A minimum $300 rubbish removal charge may apply.
• Please be aware that a 24-hour security camera is installed at the front, facing outside for added security.
• Happy to discuss long-term or recurring bookings at a suitable rate, please feel free to contact me.
• The primary booking person is also responsible for the compliance of those rules by all other guests.

By booking you agree that you have read and agree to comply with these rules, failure could result in loss of your deposit and /or being asked to leave the property.


Pet Guidelines:
• Pet is not allowed on furniture or bedding at any time. Please bring your own pet bedding or mat and necessary equipment such as bowls, crate, beds, leash and leads, etc. If your pets have been found on any furnishings, beds or upholstery, Extra fees will be applicable, which may include linen replacement and/or excess cleaning fees.
• Keep your pet out of carpeted areas and off rugs.
• Ensure that your pet does not scratch doors, screens, or other surfaces. Any damage caused will incur replacement charges.
• Pets should not be left unattended in the unit and should not enter the unit wet or dirty.
• Clean up after your pet in the garden to ensure a pleasant experience for housekeepers and future guests.
• If we receive complaints from neighbours about excessive barking or disruptive behaviour, you may be required to keep your dog under control at all times or take them home if necessary. We are under strict instruction from the local council and want to be respectful of our neighbours.

2. We may request a government-issued photo ID
3. NO EVENTS POLICY: We do not allow any type of event, including parties, weddings, hens/bucks' weekends, or functions.
4. Only registered guests are allowed. Please provide the actual number of guests, including children, during booking.
5. Noise Policy: Please be respectful and considerate. Keep noise levels down between 10:00 PM and 8:00 AM.
6. Clean the oven and kitchen after use; otherwise, additional cleaning charges may be deducted from the bond.
7. Smoking inside the house is strictly prohibited.
8. Security: Close and lock all doors and windows when leaving the property during your stay and upon departure.
9. Keys: Return the house key to the lockbox at checkout. Report any loss of keys or remote controls immediately. Replacement charges apply. Normal keys: $65 each. Change of locks: Up to $1,000 AUD.
10. Early check-in or late checkout may be possible upon request, subject to availability. Special requests for late checkout on the same day of departure will not be accepted.
11. Parking: Free and unlimited parking is available.
12. To maintain a mature and responsible environment. we have set a minimum age limit of 30 years old for bookings. The host reserves the right of final interpretation.

By confirming your reservation, you agree to adhere to these terms and conditions. The primary booking person is responsible for ensuring all guests comply with these rules. Any breach may result in eviction and the loss of the security bond.
