The villa is completely detached and nestled in a spacious private garden filled with olive trees, lush vegetation, and distinctive features, just a short distance from Spiaggia Romantica and near Porto Torchio.

What sets Villa Incanto apart is the relationship between its contemporary architecture and the Lake Garda landscape. The property is surrounded by a large garden featuring a lawn, mature olive trees, and lush vegetation, all of which were preserved and enhanced during the renovation. Among the property’s original features is a distinctive stone well near the entrance to the living room. The large windows on the first floor allow natural light to flood into the rooms and visually connect the house with the garden and the pool.

💦 Private saltwater pool
The garden features a spacious private saltwater pool, characterized by a striking emerald blue hue. Surrounding the pool is a sun deck with lounge chairs and umbrellas, designed for relaxing on summer days, reading a book, sunbathing, or cooling off after a day exploring Lake Garda.

🌤️ The Portico: The Heart of Outdoor Living
One of the villa’s most pleasant spaces is the large covered portico overlooking the pool. Here you’ll find a long dining table where you can gather for breakfast, lunch, and dinner outdoors, sheltered from the sun during the hottest hours of the day. The porch is directly connected to the kitchen, creating a natural flow between the interior spaces and the garden. It’s the perfect space to enjoy the villa together even on the hottest days, without having to give up the outdoors.

Villa Incanto spans two floors and features a total of 4 bedrooms and 5 bathrooms, offering ample space for both large families and groups of friends. The first floor is designed to be easily accessible even for guests with mobility challenges, while the upper floor houses the other three bedrooms.

🛋️ The living room: bright, spacious, and connected to the garden
The main entrance leads directly to the spacious living room, a bright space thanks to the large windows that run along the villa’s facade and overlook the garden and pool.

In the living room, you’ll find:
• A large sofa with a Smart TV, perfect for relaxing or watching a movie together
• Two chaise longues facing the pool and garden
• Dining area with a round table
• Ample space to spend time together
• Air conditioning for maximum comfort during the hot season
• Large windows with distinctive emerald-green sliding doors

🍽️ The kitchen: designed for cooking and spending time together
The living room opens directly onto the spacious kitchen, which is also connected to the outdoor porch. The kitchen features a large counter that can be used as a dining table for about 8–9 people, ideal for enjoying breakfasts and dinners together without being separated from the rest of the house.

☕ Nespresso Original coffee machine
The machine in the villa is from the Nespresso Original line, which uses the classic, small capsules. For any additional capsules, you may use Nespresso Original or compatible capsules, such as L’OR Nespresso Original-compatible capsules and Lavazza Nespresso Original-compatible capsules. Nespresso Vertuo capsules are not compatible with the machine in the villa.

The villa has 4 bedrooms, located on the first floor and the upper floor. Each bedroom is designed to offer privacy and comfort and features Wi-Fi, a Smart TV, air conditioning, and a closet. Sheets and towels are included during your stay.

♿ Ground-floor bedroom and accessibility
Bedroom 4 is located on the first floor and is particularly suitable for guests with mobility challenges. The villa’s first floor is designed to be barrier-free, allowing guests to access the main areas of the house—the garden, kitchen, living room, and bedroom—without having to climb stairs.

The bedroom features:
• An 80 cm wide entrance door
• Air conditioning
• Smart TV
• Wi-Fi
• Closet
• Private bathroom with shower, sink, bidet, and toilet

This layout also allows a guest who uses a wheelchair to comfortably access the main areas on the first floor. The upper floor, on the other hand, is accessible via the internal staircase and houses the other three bedrooms.

🛏️ Bedroom 1 – the largest bedroom in the villa
Bedroom 1 is located on the upper floor; it is a particularly spacious room measuring over 20 m². The bedroom features a spacious interior and access to the balcony that wraps around the upper floor, allowing you to enjoy the natural light and atmosphere of the property.

Bedroom 1 also features a private bathroom with access to the balcony, complete with:
• Bathtub
• Shower
• Sink
• Bidet
• Toilet

🛏️ Rooms 2 and 3 – comfort and private spaces
Rooms 2 and 3 are located on the upper floor and can be reached via a spacious hallway. Each has its own private bathroom nearby, complete with a shower, sink, bidet, and toilet. Both rooms have access to the long balcony on the upper floor.

Room 3 also features a desk, a convenient option for those who wish to work remotely, check email, or put in a few hours of work during a longer vacation.

Villa Incanto has a total of 5 bathrooms, a particularly convenient feature for groups and families staying together.

The bathrooms include:

All bathrooms are equipped with a hair dryer, hand soap, shampoo, and conditioner, provided as a complimentary guest kit.

🧺 Laundry Room
On the first floor, there is a laundry area with a washing machine and an iron, which is especially useful for stays of several days or for families with children. Use of the laundry room is reserved for villa guests.

The villa is equipped with air conditioning in designated areas, Wi-Fi, and Smart TVs in the bedrooms. The layout of the spaces is designed to offer both opportunities for togetherness and the chance to carve out moments of tranquility.

🚗 Private parking
The villa’s driveway entrance is located on the right side of the property. Inside, there are 2 private parking spaces, with the possibility of accommodating a third car by parking them one behind the other.

The left side of the property features a pedestrian entrance with a gate, which leads directly to the villa’s entrance and the living area.

🔑 Check-in and Welcome
The villa’s address is Via della Repubblica 17, 25080 Manerba del Garda (BS), in the Pieve Vecchia neighborhood. To find us, simply enter the address into your GPS. Once you arrive, use the driveway on the right side of the villa to enter by car and reach the private parking lot.

Check-in is arranged according to the agreed-upon time, and one of us will be there in person to welcome you, show you around the property, explain the layout, and walk you through how the villa’s main amenities work.

🏖️ Spiaggia Romantica
Spiaggia Romantica is one of the main beaches in Manerba del Garda and is a landmark of the area. Here you can spend your days by the lake, relax on the shore, stop by the bars and restaurants, or enjoy various water activities.

Villa Incanto’s location is particularly appealing because Via della Repubblica is one of the access routes to the Romantic Beach area. The lake can thus become a natural part of your day, allowing you to alternate between time spent on the beach and the villa’s private pool.
