Thank you very much for considering my cute & cozy `home away from home.` Approx. 710 sq. ft. (good-sized for a Mammoth 1bed/1bath). Very convenient self-check-in.
** SLOPESIDE CONDO ** The Canyon Lodge (Canyon) area - IS - the best location to stay at! Be very careful when choosing a slopeside condo. Many listings state they are a short walk (or they`re `steps away`) to the lodge.
** NOTE: Canyon is NOT open all season. It`s usually open from mid-Dec to mid-Apr.
** Canyon is UP on a mountain - thus it is UPHILL from most condos. There are hardly any sidewalks in Mammoth. Hauling yourself (especially with kids) uphill, along with your gear up an icy street or through snow-covered paths can be challenging. For some folks this is fine, for others, this can make the experience less enjoyable, especially after or during a snowstorm. When you exit my property - you`re only about 20 steps to the Canyon Lodge parking lot.

This is NOT a hotel room; most rooms are close to perfect. This home is NOT perfect, but it is clean, cute & cozy. There is NO smoking in the condo or on the balcony and this is not a PLACE to PARTY or make loud noise.
My wonderful wife and I are lucky enough to own TWO Mammoth condos in this complex (the other condo is 2bed/2bath). If owning two Mammoth condos does not show that we`re crazy about Mammoth - then nothing will! I suggest that you read my reviews and go way back too.
NO CENTRAL HEAT & NO AIR CONDITIONER: There are electric wall heaters to heat the condo and there is no air conditioner.
BED CONFIGURATION: - King bed in the bedroom - Bunk beds behind dining area (see photo) - Sofa queen bed in the living room
STAIRS: There are 1.5 to 2 flights (depending upon which way you enter the building) of stairs to get to my condo (NO elevator).
CONDO: - All linens supplied (no daily maid service), toilet paper, paper towels, dish sponge, dish soap, dishwasher tabs, hand soap, shampoo, conditioner, blow dryer - Open floor plan - Full kitchen - Full bathroom - Balcony - TVs in bedroom & living room w/Netflix, Disney+, Amazon Prime, Hulu & more - Gas fireplace - Board games, books
COMMON AREA: - 2 HUGE outdoor hot tubs - Sauna - Washers & dryers (credit card-operated) - Rec Room with pool table, sofas, fireplace, kitchenette - Pool (summer only) - Bike Room (with air compressor) to store & work on bikes - Outdoor Weber gas BBQs (summer only)

4) Condo is very close to restaurants, bars & shopping with one excellent restaurant/bar - located right across the (small) street. It`s so close, you can hit it with a snowball!
5) Mammoth has a Great Free Shuttle Bus System with a stop right across the street. I get some guests that stay in my condo WITHOUT a car - yes that is possible!
6) Mammoth has a lot of less expensive places to stay but if you want great value for your hard-earned $$$ - then book this condo now - before someone else gets your dates!
7) The forest is right outside the complex.

- As little or as much as you want. I live in Los Angeles (300 miles away) but I am only a text, email or phone call away. - I will do everything in my power (I`m pretty resourceful) to ensure that you and your family or friends have a wonderful time. - I will send you lists of things to see/do - in/around Mammoth. Mammoth truly has so much to offer - even in winter. I know Mammoth and the surrounding area EXTREMELY well & I love sharing this knowledge with others! - This is NOT A PARTY CONDO. If you`re interested in making lots of noise, having loud celebrations - please find another location.
SKI-IN: My location is so great - IT JUST HAS TO BE SHARED!! Ski-in only when Canyon Lodge is open, usually until mid-April.
THE VILLAGE: (1.1 miles away) The Village has restaurants, bars, and shopping (approx. 30 total) to include a Coffee Shop (of course), ice cream (yummy), chocolate shoppe (even more yummy), general store, wine bar, deli, sushi, Italian food, Mexican food, BBQ food, pizza & other restaurants.
BIG BONUS: right across the (very small) street from my condo is a Restaurant/Bar which is SO CLOSE you can hit it with a SNOWBALL. The Restaurant has very good food! The Bar has a `Cheers` feel! For those that have not heard of `Cheers` - this is from the famous 80’s - 90’s TV show in which `everybody knows your name` at Cheers.
You can get all around town and even into great mountain locations WITHOUT a car - YES, without a car!
FREE SHUTTLE BUS SYSTEM: - There is a shuttle bus stop right across the street from the condo. - These buses go all around town (town is about 4.5 sq. miles.) - There is one bus that takes you right into the HEART of a great Mountain & Lakes Basin about 2.9 miles away. - I occasionally get guests that DON`T have a car (it is possible), - Shuttles run until 2 a.m.
** PARKING ** During non-winter a second parking space IS available, regardless of vehicle height.
** KAYAK RENTAL** A `Malibu Two` ocean capable kayak is stored in the garage. Contact me for availability & rates. A separate contract is needed to rent the kayak. The Mammoth Lakes tax and Airbnb booking fee will be added to your GREAT RATE. - A truck is needed to get the kayak to the beautiful lakes. - Length, 12 ft. - Width, 34 inches - Weight, 57 lbs. - Capacity, up to 362 lbs. - 2 paddles are provided. - 3 life vests are provided and must be worn by minors. - Kayak has a dent on in the bottom
** SKI-IN** This is a Ski-In condo ONLY when Canyon Lodge is open (usually from mid-December to mid-April). You can drive 4.9 miles when it is closed or take a FREE shuttle to the slopes.
** CLOSEST LIFT ** See above, ONLY when Canyon Lodge is open. Chair #7 approx. 120 yards from the condo garage exit. 1) This chair is not open all of the time (it`s open most of the time) & is uphill from the condo, so it will be a short uphill hike to get to. 3) Depending upon snow conditions, a huge berm of snow may prevent you from going directly to this lift from the condo. Then, to access this lift, you will have to enter the slopes at Canyon Lodge (approx. 220 yards from the condo).
** This is NOT A PARTY CONDO**. If you`re interested in making noise or having loud celebrations, please find another property.
** SMOKING** smoking (any substance) and vaping are not allowed in the condo, the balcony, or on the condo grounds. There are close by outdoor places for smoking.
** DI$COUNTS ** Ask about discounts for either all 5-star reviews or Ikon Pass holders (in winter). Discounts are not available for 2 or 3-night stays, holiday time periods, hi-demand time periods, e.g., Ski Week (the week that starts on President`s Day), Festivals.
** TRAVEL INSURANCE ** STUFF happens! Please consider obtaining travel insurance. Once your booking is confirmed - I lose the opportunity to rent your days to others looking for a great place to stay.
** WINTER PARKING ** Only 1 space is guaranteed. An additional space may - or may not (especially during hi-volume dates) be available. In this case, offsite parking with a fee will be required. Your 1 space will be in our parking garage that has a max height of 6’8” - taller vehicles may need to be parked off site. PLEASE notify me within one day of booking if you have more than 1 vehicle OR if your vehicle is taller than 6`8.`
** Non-winter parking** I usually have parking for additional & tall vehicles. If not, nearby street parking is available.
** Balcony ** it’s small & the view is just `so-so` (see pics).
** Pool Temp ** When the pool is open - it`s heated. However, due to the skyrocketing cost of propane, the pool is not heated to the warm temps you`re used to in heated pools.
** Pool Floats ** I supply the 2 cool pool floats pictured that are shared between both of my condos. However, they may NOT be available during your stay. Please feel free to bring your own floats.
** SNOWPLOW NOISE ** When it snows overnight - the street in front of my condo may be plowed. Unfortunately, the snowplow is noisy. You may want to bring an ear cover for sleeping. The good news is that you have fresh snow AND a plowed road!
** TAX** The Town of Mammoth Lakes has an Occupancy Tax of 16%. TOML-CPAN-15957 - AFTER (not before) making a reservation, please send me your email address. - This is our `home away from home,` and we enjoy sharing it with others who will treat it as their own. This is NOT a hotel room, which is usually pretty close to perfect; my condo is NOT perfect.
