HOUSE RULES:

It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted vacation rental with the City of LA Home Sharing Dept. We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.

* Minimum age to book is 25 years old. Valid photo ID required.

* Check-in is after 4 pm | Check out is at 11 am

MAX NUMBER OF OCCUPANTS
The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. "Occupants" includes small children, infants and any and all visitors. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $100 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.

NO PARTIES OR EVENTS
A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip Los Angeles in writing prior to the arrival date.

NEIGHBOR COMPLAINTS
Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines.

QUIET HOURS: 10 pm – 7 am. No Outdoor Music during this time. We are dedicated to protecting our guests and neighbors from bothersome levels of noise. In an effort to do so, this property is equipped with NoiseAware technology. NoiseAware is 100% privacy compliant and is required on this property.

NO SMOKING Smoking is allowed outside on the roof top only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors.

Please fully shut off AC/Heat and lock all doors when leaving the home or not in use.

PET FEES:
Well behaved dogs under 30 lbs are welcome with a $75 per pet fee and paid prior to check-in. Dogs should not be left unattended in the home unless they are muzzled or crated. Dogs are not allowed on the furniture or beds.

* You will provide the Full Names and Ages of all your guests

* In the event of an emergency to perform necessary repairs and/or maintenance, we reserve the right to enter the property.

The townhouse was exactly what we needed. It was comfortable, clean and spacious. It is also located close to Universal Studios, Warner Bros, and restaurants. Griffith Observatory is only a short drive away. Thank you Lilly for allowing us to stay on your properly.

This townhouse was exactly as described and very comfortable for our family of 6. Its conveniently located close to universal studios and a short drive to hollywood blvd. Its in a safe neighborhood and very clean and spacious.

We stayed here with our kids for Spring Break and it was a great experience. The place was very comfortable with everything we needed. The decor and furnishings were interesting and we felt like we were staying in a luxury hotel. The bathroom products were nice and they even provided a few snacks and water bottles for us in the kitchen. I also appreciated the parking spot in the garage. There was some road noise but it wasn’t enough to bother me, and I’m a light sleeper. This place is super close to Universal Studios so if you’re planning a trip there it’s the perfect location. There is a small convenience store and several restaurants walking distance as well.

Overall it was a very nice apartment, well cared for and curated. It is spacious and well appointed. The location was convenient to sites on the northern side of the city. The main downside, which I wish others had noted in their reviews, is that it is really very loud inside the apartment due to road noise from the busy street below. You cannot get rid of the noise by closing doors/windows, it's just a very urban location. The King and Queen bedrooms are especially noisy all night since they are street-facing but even the back trundle bedroom is very noisy late at night and in the early mornings due to adjacent neighbors and thin walls. For anyone sensitive to noise you should definitely be aware. Thank you for an otherwise enjoyable stay!

My family and I went to Universal Studio's and we stayed at this amazing home. It was everything that the pictures showed, easy check in and check out process. Nice neighbors we enjoyed our selves so much. Thank you for opening your home up so we could have the time of our lives. We will be coming back Larry & Tracy Long

Nice place with lots of room. 1.5 walk to universal. Road noise was not an issue. It was difficult to get the front open to the garage to get into the condo at first as the pound wasn’t working. At night, it is hard to find the condo in the dark once inside. There are lots of stairs, so maybe an issue for some. Nice bathrooms. Master bed was fabulous. Temp difference on the various floors can be expected, but hard to manage everyone’s comfort levels. Quick and easy to get an Uber, but garage parking is available. It was comfortable and quiet. Would stay again.

This was a very nice home with a great location for local activities. Nicely decorated & easy to access. Note that it does have many stairs, so if thats an issue for you, beware. A liquor store/small market just a block away for those forgotten items was very convenient. We would recommend staying here.

The home was great. My only caveat is that there seems to be a little plumbing issue, mostly in the master suite on the 3rd floor. The shower backed up and the right sink kept backing up. Overall, it’s within quick driving distance to Universal Studios and great location. We literally only went here to shower and sleep.

The property was well maintained and clean. The property managers were very responsive and helpful. The bedrooms had a couple of flights of stairs which was a bit difficult to navigate since we had big suitcases but the bedrooms were comfortable and the bathroom was clean. The terrace was small but wasn’t a big priority for us. Overall, we would recommend the property.

Best: Three and a half baths — so nice for 3 bedrooms, and no fighting for space; also, the price was right. Could be improved: the elevator from garage to condo was not working, the light in that stairwell was out, and heavy rain produced a ceiling leak, but nothing that couldn’t wait until after check out. All bedrooms are up stairs. The rooftop was nothing special, but a place for fresh air. The house was conveniently located near the studios and cemetaries.

The apartment is nicely appointed. It is 3 stories high so if you have knee problems I would find a different place to stay. It would be helpful if the management company had a notebook available with instructions on how to use the Nest heating and air conditioner system as well as the televisions. Also if they could provide more comfortable bed pillows as there were only a couple and the pillows on the main bed were not too comfortable. Other than those few things this was a very lovely place to stay and easy to get around town. Super close to Universal and the City Walk too. Surface streets to Burbank airport that took less than 20 minutes. Thank you, Lilly. You have a very nice apartment.

First walking in it smelled clean and being a cleanly person, I really appreciated the cleanliness of the place!! So first mark was great! The location was so convenient to everything within in min to where we wanted to go. My kids went to music festival at Dodger Stadium which was within 20 min of VRBO. We went to the Santa Monica pier which was within 30 min. And of course Universal Studios was within 8 min. Super convenient and super clean! Two thumbs up! We will definitely be returning!

We very much enjoyed our stay. Exceptionally convenient to Universal Studios. A fair amount of traffic to get elsewhere, but all very close. Apartment was lovely with plenty of space and amenities.

My family of five stayed at this house while we were in town to go to Universal Studios. The check in process went well, though we found it was helpful to have two adults since one stayed with the car while the other runs up to the house to get the garage opener. The parking space was a bit tight for our gigantic Toyota Sequoia, but if you have a standard car you would be fine. We fit between the two cars on either side, but it was difficult to get in and out. The furnishings were as expected and very lovely. The beds were extremely comfortable and our kids enjoyed picking out their rooms. The location is pretty close to Universal. We didn't want to deal with moving our car so we used Uber/Lyft to get to a from the park and it worked well. The only noteworthy thing that occurred during our stay was that the wifi didn't work for the second day. I communicated that with the hosts and was told where the router was so we could reset it. Once we did that it worked great. Normally that wouldn't be an issue, but our cell signal was terrible in this house (Verizon), so without wifi we had no way to communication means. Overall our stay was wonderful and the location met our needs and we had a great time. The hosts were communicative and we would definitely return when we visit Universal again.
