Welcome to our modern and stylish one-bedroom flat, on the first floor of a beautifully converted Grade II listed building, overlooking Highbury Fields. In the charming and historic neighborhood of Highbury and Islington; central enough to be easily accessible from the heart of the city, but local enough to have a neighborhood feel.

Experience the perfect blend of classic architecture and contemporary living in this prime location!

The space
The space boasts an inviting open-plan living room, seamlessly integrating a tucked-away kitchen with a convenient breakfast bar.

The spacious bedroom offers ample room and built-in storage for your comfort. There's a king-size bed, chest of drawers, night tables, and reading lamps with USB connections for your convenience.

The bathroom features a wonderfully large double shower with a separate rainfall feature and handheld option.

Both the living area and bedroom feature plantation shutters and are adorned with elegant wainscoting, adding a touch of timeless sophistication. Immerse yourself in the charm of this historic building with its retained original features including feature fireplaces, and high ceilings.

There will be some complimentary tea and coffee, as well as miniature travel-sized bottles of shampoo, shower gel, and soap. Other items included are a washing-up pack, toilet roll, and kitchen roll which will last a couple of days. If wish to purchase more for your stay there is a Sainsbury's Local a few minutes' walk away on St Paul's Road.

this property is professionally cleaned and the linen/ towels are removed from the property after each stay and replaced with freshly laundered supplies. The property is set up to offer remote access with easy self-check and we also offer 24/7 guest support should you need any assistance during your stay.

Parking:
The most cost-efficient way to find a parking space is to use the app, Just Park. Here, people in the neighborhood will advertise their parking spaces at a reduced rate compared to most car parks.

Check-in/check-out:
- Our standard check-in time is after 3 pm. Check-out is before 11 am. If you wish to check in or check out outside these hours please let us know. This is subject to availability and a fee.
- Please be on time when checking out. Our cleaners are often there at 11 am on the dot and have a busy schedule. A £100 charge will be applied for unauthorized late checkout or early check-in.

Keys:
A £50 fee is charged for call out if you forget the keys and lost keys are charged at £100 for replacement locks. Please be careful with them.

Smoking:
Smoking is strictly forbidden. A fine of £200 will be charged when discovered.

Extra guests:
No extra guests are allowed on the property at any time without prior permission, and no parties/loud music is permitted. We are very conscious of being in a residential area, and violating either rule will incur a £250 fine.

Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay.

The local community-based team of Pass the Keys® personally inspects the property and certifies the home has met Pass the Keys®’s Property Readiness Standard.

Additional rules
- Check-in time is after 3 pm and check-out time is before 11 am. Please note that you will be charged £100 for lost keys, so please be careful with them
- Please respect the neighbors and keep the noise down. No noise after 10 pm
- Indoor shoes/slippers only, please
- Please use the table mats and coasters to protect the furniture
- When leaving the property please make sure you lock the door and all the windows
- In the colder months, when leaving the property please turn the thermostat down to 12 degrees

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
