THE SPACE-

Throughout the cabin is the beautiful soothing decor, candles, water fountains, salt lamps, essential oil diffusers, & meditation aids such as Tibetan singing bowls. There are even weighted blankets!

It's hard to resist all the lush soft fur! Curl up in front of the beautiful family room fireplace with cozy fur blankets & soft pillows that cover every couch & bed in the cabin!

Each bedroom room in 3 Lakes Cabin Spa has a premium mattress and soft, high-quality bedding for extra comfort. The massage table is in the "Purple Peaceful Waters" master bedroom with warm salt lamp rocks designed for massage as well as a hot stone massage kit. Enjoy a romantic dinner out on the patio bistro with a beautiful view of nature, or eat inside the bedroom at the indoor table & comfy chairs for two. You may get to spot a rainbow cast on the wall from the crystal lamps in the "Blue Water" bedroom. Imagine going fishing with the bears with the fun decor in the "White Water" room. Each bedroom has a white noise and/or natural noise machine, a radio clock/alarm as well as a folding desk & chair for journaling or work. There is a hill directly behind the house & Mountain Views from the upper deck off the master bedroom. This deck is beautifully furnished with a bistro set as well as a couch facing a beautiful wooded view. The main patio has an outdoor gas fireplace, a wood-burning fire pit with ample seating, a gas bbq grill, a picnic table & hot tub. This cozy & very private patio is surrounded by trees, hills & mountains and is framed by a fence and complete with a ceiling of stringed lights. Turn them off & the stars are so bright!

GAME ROOM AND AMENITIES:

The game room has a full-sized ping pong table and mini foosball/pool/air hockey (it is interchangeable) table as well as some fun outside games! There is a Smart TV with an Xbox gaming system hooked up in the downstairs living room! Please note we have a few Xbox games downloaded but you can bring your own favorites as well! The Xbox is also a DVD player!


NOTES ON OUTDOOR AMENITIES -:

The grill and gas fireplace each have their own gas line so no propane will need to be purchased.
We don't provide logs for the wood-burning firepit outside so it is BYOW (Bring your own wood) :)


GUEST ACCESS -

Guest will have keyless entry and access to the entire home.

There is garage parking for 2 cars and an additional 3 cars in the driveway. There is also an RV parking pad available. It's great for those with RVs or trailers (please message the host to confirm the size of your RV or trailer before bringing it)


HOT TUB-

You have access to the entire hot tub to yourself.
Please be careful opening and closing the hot tub and make sure to unclip the plastic clips on both ends before folding the cover halfway and then lifting it to the side of the operator's arms.

No kids under 18 unattended. Anyone pregnant, nursing, with medical conditions, or intoxicated should not use the hot tub.

The water is balanced and filters are washed weekly.

Please wash your body thoroughly BEFORE entering the hot tub.

The cabin is a 4-minute drive to Adams Canyon trail, 5 minutes to Valley View golf course, 8 minutes to Sunhills Golf course, 14 minutes to Hubbard Memorial golf course, 26 minutes to Snowbasin, 44 minutes to Powdermountain, 39 minutes to Nordic Valley, 28 minutes to Antelope Island, 11 minutes to Lagoon, 8 minutes to Layton hills mall, 9 minutes to Surf 'n Swim and Layton Commons Park where ducks play in the stream right by a walking trail, 26 minutes to the Salt Lake Airport, 22 minutes from the Ogden waterfall hike & even closer to other hikes in the Kaysville/Farmington area. The cabin is only 4-6 minutes away from Hobbs, Holmes, and Adams reservoirs. The hike around Hobbs Reservoir is only a 22-minute walk away. There are several nearby spas. Beyond spa is 7 minutes and Sego Lilly is 10 minutes away. Guests will review a special spa gift upon arrival.


SPA SESSION INCLUDED WITH STAY:

Each stay includes a free spa session at OasisPlus Therapies Health & Wellness for guests. One free service per person. Voucher cards will be located on the property. Free sessions include: chiropractic adjustment, 30-minute nutrition consult, infrared sauna, level 1-4 UV tan, and low EMF experience with instructions in the home


ACCESSIBILITY -

This property requires 7 steps to access and all bedrooms and full bathrooms are located on the 2nd floor, which may be difficult for guests with limited mobility


NOISE SENSORS -

This property features noise sensors inside the home. These devices do not record sound (or video), only noise levels.


HOUSE RULES -

1) LOCALS MUST MESSAGE US BEFORE BOOKING.

2) Occupancy limits: We do not allow more than 12 guests in or on the property at any time - violation of which will result in the removal of all guests from the property immediately without a refund. You also agree to pay for the "additional guest fee" associated with your reservation if applicable (just because it can sleep up to 12 doesn’t mean it's all included in the nightly rate).

3) Check-in: This is a self-check-in property. You certify that you are willing and able to follow the instructions that are provided by Airbnb through the house manual or check-in guide. You can find our house manual and check-in guide here and on the vrbo platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.

4) Fees: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.


5) Quiet Hours are from 10 pm-8 am. It’s a family neighborhood.

6) Hot Tub Information- Before using the hot tub make sure to unbuckle all 4 plastic clips on both sides of the cover before folding it over so they do not break. They break really easily and are costly to repair. When you are done using the tub, please latch them again.

Please no drinking or having any glassware in the hot tub. During the winter months, the spillover from the hot tub can cause the hot tub stairs to be a bit slippery. Be cautious and watch your step.

Please be sure to wash the body of any dirt, oils, and/or lotions before entering the hot tub and do not spill any beverages/eat any food in the hot tub. There will be a $50 charge if the hot tub water is in very poor condition after your stay. By following these hot tub rules, all guests will be able to enjoy a clean hot tub during their stay!


7) Please remove shoes/boots before entering the unit. SKI Equipment and bike or other recreational equipment must be kept in the entry area! The large closet by the door is a great spot to store your ski gear.


8) If there are any signs of illegal drugs or smoking you will pay a minimum fee of $200 or more as decided by your host AND you will be required to vacate without refund.

9)WE DO HAVE, AND DO MONITOR OUR EXTERIOR SECURITY CAMERAS in front and in the back SO PLEASE ADHERE TO THE RULES :) They are cameras which is motion activated and can record video and audio.

10) Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.

11) There is a minimum $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

12) There is a $25 grill cleaning charge if it is left in poor condition. Please use the grill scrubber provided to scrub the grates after use!

13) The owners have family members that are very allergic to animal dander. Therefore although we do follow the rules for service animals we kindly ask that you take this into consideration when you’re searching for a place hopefully you can find a place that can host you and your service animal but also the owner does not have to deal with the aftermath due to their severe animal dander allergies.
