Whether you are looking for a perfect family getaway, an adult escape with a gourmet kitchen, or a luxurious space for the discerning traveler, this high-end home has it all. Boasting 4 bedrooms, additional sleeping areas, 3.5 baths, a primary en-suite with a jetted tub, walk-in shower, and spacious dressing room, this home also offers an exercise room, den, card table, kids game room, a private balcony, and two decks with BBQ facilities, and much more. Please note that the base rate is for 8 guests, however there is an additional rate of $21.00 per each additional guest over 8, up to full occupancy of 15 guest .

I dont think the place was cleaned all the way. there was a small shampoo bottle top left in the upstairs bathroom, the bathroom in the basement had a empty used bottle of shampoo left in the shower. there was a total. of 5 forks left in the silverware drawer. 4 bags of trash was in the garage when we arrived. the upstairs private balcony was very dirty. Had yard workers show up thursday morning to cut the grass. the front door had a 1.5 inch gap on the hing side at the bottom and 3/4inch gap at the top opposite the hinges. it looked like the floor was rotting at the bottom of the from door due to water damage. the upstairs tub was slow draining. 1 kitchen towel. Hardly any dish washing liquid. For a house that was supposed to be "well equipped" was lacking much. the ice maker in the refrigerator could not keep enough ice for a total of 5 people. The positive is beautiful location. the kitchen knives were sharp. concrete driveway was good considering the steepness. Great view, nice and quiet area. Nice gaming table chairs were a little too high for it. But all in all we had a great time. The pictures are old, was disappointed that there was no coverd patio table, all decks and outside seating was dirty. Some of the things in the pictures like the breakfast table and chairs were different, the barstools were not the same pictured. I will not be using this property again because of misdirection and the place is not as discribed. Will not sleep 15 people, 13 at most.

Hot tub was not included as listing stated. The host did say they have had trouble removing it from the listing so that was fine. The communication with the host was delayed. It took 16 hours to respond on one maintenance matter but they did send maintenance quickly to resolve issue. WiFi did not work during the entire stay and was never resolved. The floors in the kitchen turned socks brown. Two coffee mugs were found in the microwave upon arrival that had coffee inside that was moldy and was pure black sludge. The cups were stained when we put in the dishwasher. Overall, our stay was fine but I didn’t anticipate having to communicate with the host as much as I did regarding maintenance and wifi issues.

The house is large, ok for a group of adults. The location is good and has great views with lake access. The house is not well maintained. Multiple things are broken and just haphazardly addressed: leaking sink with buckets underneath causing a lot of mold, electrical tape holding monitor together, indoor flooring used for outside balcony, outdoor furniture not well maintained with ripped upholstery. Would not recommend for children as the banister/rails of the open 2nd floor stairs is very loose. The bunk bed is also missing multiple bolts so it collapsed when someone just put a foot on the ladder. This could have been deadly if a child was on the bottom bunk. No hot tub as listed. Good potential but not well maintained.

Refrigerator is wedged in and there's trash visible on both sides of it. Bunk room is a garage space with an uninsulated garage door and no heat or air other than a small heater. Furniture is all white and dingy, needs to be cleaned.

Hamilton Lake

The property was amazing. We had enough space and beds for everyone that came on vacation. The location on the lake was great for boating activities. We had a few hiccups with the house but JB was on top of it and got it handled. We would highly recommend this property for families.

Great communication, beautiful home

We enjoyed our stay thoroughly! Nestled directly by the water, with a huge deck and dock! The master bedroom was perfect, with a large jacuzzi tub, bidet, and closet of your dreams. The kids room was so fun, the kitchen island was HUGE, and the downstairs entertainment area and couch was perfect. The hosts were super prompt in their responses, and we are hoping to stay here again in the future with the kids!

Fantastic Getaway in rural Arkansas

The House was good as advertised on the VBRO site.No fabrications was encountered.The House is located in Rural Hot Springs Arkansas with access to Lake Hamilton from the backyard of the house.Plenty of rooms and spaces.The property is well kept and maintained.For the price it is a bargain that the entire family will enjoy.

BYO Ice

House was large and allowed family to spread out over the 3 floors. It was clean except for master bathroom shower, which is in need of repair of tiles/grout/caulk. The tile floors throughout the house are cracked and the wood floors creak when you walk. The decks are big but also need repair with rotted wood and unstable bannisters. The ice maker in the fridge doesn’t work, the doors won’t open all the way due to poor fit with the cabinets and the oven was not safe to use. There is no TV remote in the master other than the Amazon stick, so you have to unplug the TV to shut off. The boat dock is nice, but the water is about 2 feet deep with silt and weedy bottom, not good for swimming or boats with a deep hull. Brought most of this to property managers attention on first day and nothing was done to resolve any of it. Seems they are trying to sell the house and don’t want to invest any more in maintenance or repair.

Extended Family Weekend

Lovely home. Enjoyed our weekend in Hot Springs. Convenient location for boat rental from Hot Springs Marina. Men golfed at Isabella and women had great spa day at Crysallis Day Spa on Ouachita. 2 Great deck areas for hanging out/grilling. “Teen crash pad” was too warm for kids to be comfortable sleeping and dock/water in that area not conducive for swimming/floating. But didn’t keep us from enjoying our weekend.

Lovely Getaway

Our family had a great time at this home. The air conditioners worked perfectly which was great since it was hot and humid. Mr. Banning was very responsive to our needs and easy to get along with. The home was beautiful. Our only negative comment would be the yard is not maintained as well as we would have liked. However, we totally enjoyed our stay.

Perfect space + owner went above and beyond

The house was perfect for our family! My sister and I took the upstairs, parents had the main level and my brother and nephews slept on the lower level. Everything was as we expected. Kitchen was wonderful because it was so spacious. The laundry room was very large and perfect for storage. Unfortunately, the boat we rented from Paradise Cove Marina broke down and their owner wouldn’t answer the phone. So, I text JB for help came and towed us home with his boat! He went above and beyond for us as renters of his property and we are so thankful for him and his kindness. Would DEFINITELY recommend!
