This restored 1800s farmhouse with barn studio is full of character and designed for comfort. The highlight is a heated saltwater plunge pool, open year-round, plus outdoor gathering spaces for summer and three fireplaces for cozy fall and winter stays. This circa 1805 farmhouse is your private oasis in West Virginia. The rustic charm of the original wood floors and log walls complements the modern bathrooms and furnishings, fusing past and present. Art enthusiasts will love our collection of original paintings, vintage posters, and photography. The home is professionally decorated with carefully chosen, unique vintage pieces.

Each bedroom has a comfortable mattress that we use in all of our properties and are a guest favorite! A great night's sleep is very important for us!

Heated Saltwater Plunge Pool - Designed for year-round enjoyment, you'll fall in love with our state-of-the-art plunge pool. The plunge pool is cool and refreshing in the summer and warm as a therapeutic hot tub in the winter, offering the best of both worlds! Measuring 13' x 7' with a depth of 5', our plunge pool has become a favorite amenity among our guests. The pool area is thoughtfully furnished, featuring a dining table and umbrella, along with inviting chaise lounges – creating an idyllic setting for al fresco poolside meals and relaxation.

Outdoor entertaining - The farmhouse is nestled on a picturesque 3-acres with a charming pond view. The slate patio beckons with comfortable lounge seating, while the fire pit surrounded by 10 Adirondack chairs offers the perfect spot to gather and enjoy the pond view. Our personal favorite, the 800 sq ft wraparound porch, is a true gem. Equipped with Sonos outdoor speakers, rocking chairs, a porch swing, a salvaged dining table accommodating 12 guests, and an oversized Weber gas grill, it sets the stage for memorable gatherings and alfresco dining. You are sure to see many deer visitors trekking through the yard!

For added fun and recreation, we provide a basketball hoop in the driveway, along with outdoor games like cornhole. Our outdoor amenities are designed to enhance your stay and create unforgettable moments amidst the beauty of nature.

Dining Room - A large round Restoration Hardware dining table, with seating for 10 guests, takes center stage beneath an exquisite antique crystal chandelier. The ambiance is further enhanced by the woodburning stove, providing an inviting atmosphere for entertaining next to the crackling fire. Immerse yourself in the perfect blend of elegance and rustic charm as you gather around the table, creating cherished memories.

Kitchen - The kitchen is fully stocked for all your cooking needs with amenities including a blender, toaster, plenty of serving dishes, drip coffee maker, and Nespresso machine. Picturesque view of the pond, back patio, and firepit from the kitchen window.

1st Floor Bathroom and Laundry - You'll love the touch of vintage luxury with a Louis Vuitton poster tastefully displayed. For your convenience, we've provided a large washer and dryer right here.

Living Room - Our well-lit central living area is the heart of the home, inviting you to gather for games or enjoy a cozy movie night. Sink into the huge Crate & Barrel sectional sofa as you unwind in front of the 65" flat screen TV equipped with Roku for endless entertainment options. On cooler evenings, feel the warmth of the gas fireplace with just a touch of a remote. The space is adorned with unique touches, including a vintage sign from Europe and carefully curated art pieces.

Cabin Room / Den - This charming room is the heart of the original historic log cabin from 1805. It has a queen sleeper sofa, a bar cart, a wood burning Jotul stove, and a cozy reading nook with two swivel arm chairs to enjoy the fire. Feel free to borrow a book from our collection! This room is great for the kids to sleep in because it's a sleeper sofa.

Primary Bedroom 1 - Crate & Barrel King bed with foam mattress, Restoration Hardware dresser and linens, en suite full bathroom 1, and tv. The bay window gives a lovely view of the front yard and the pool area!

Bedroom 2 - A private wing of the house (for guests who like to go to bed early), accessible through the cabin room / den. Brand-new en suite bathroom, en suite tv, and queen bed with foam mattress.

Bedroom 3 - Spacious 3rd floor bedroom with sloping ceilings and designer wallpaper. King bed plus a bonus twin bed. Crystal chandelier. Half bath located just outside the door.

Bedroom 4 - Considered the secondary primary bedroom, it has a king bed with foam mattress and a large en suite bathroom with showstopping tile work and glass shower surround. En suite tv, and desk area that also doubles as a vanity.

Barn Studio - This unique feature of our property allows the perfect set up for social distancing groups or those who prefer more privacy. The barn studio is a few steps on the stone path from the main house to this completely separate building. It features a billiards room and lounge on the first floor that includes a bar cabinet, half bath, and tv to watch the game. Upstairs is a private 700 sf studio apartment. The studio apartment includes a living room with queen sleeper sofa, a dining area, a kitchenette, a full bathroom, full size washer and dryer. A custom barn door that leads to the tranquil 5th bedroom with king size bed. Everything is new and tastefully decorated.

Rustic basement wine cellar - located in the basement of the main house you’ll find a rustic wine cellar (one of the previous owners was a winemaker). The ceilings are low in this old house, so watch your head! This also where the spare full size fridge is located, that you are welcome to use (we keep it unplugged when not in use to conserve energy).

Wifi & Speakers- The farmhouse has Wifi and we have added an Eero mesh network that is connected to Comcast high speed internet, and the home has more than a half dozen Sonos speakers located inside and out.

Heating and Cooling - New HVAC system with multi-zone AC and heat controlled by a Nest thermostat as well as some baseboard heaters. In the winter, the wood burning stoves and fireplace make the home extra cozy. We provide plenty of free firewood for guests!

RENTAL AGREEMENT
A signed rental agreement is required to comply with insurance and liability requirements. The agreement must be completed within 48 hours of receipt to avoid cancellation of the reservation.

MAXIMUM OCCUPANCY
The base rate covers up to 10 guests. An additional fee of $30 per person per night applies for each guest exceeding ten total occupants (including adults, children, and infants).
All additional guests and daytime visitors must be disclosed to and approved by the host in advance.

MINIMUM RENTAL AGE
The primary guest must be at least 25 years old at the time of reservation and must occupy the property for the entire stay.

PETS
Pets, emotional support animals, and service animals must be approved in advance and require completion of a Pet Addendum as part of the rental agreement. Approved pets are subject to a $100 per pet per stay fee. Pets must remain under control, leashed outdoors, and are not permitted on furniture or bedding unless protective coverings are used.

QUIET HOURS & NOISE MONITOR
Quiet hours are from 10 PM to 6 AM, in compliance with Jefferson County ordinance, and are enforced by local police. Guests must keep noise levels to a minimum to avoid disturbing neighbors. The property is equipped with a Minut noise monitoring device located outdoors near the pool. This device measures sound levels only (it does not record audio or video) and alerts the host if noise exceeds a reasonable threshold.

SECURITY CAMERAS
There are no interior cameras. Exterior cameras are located at the garage, front porch, back patio, and pool area for the safety and protection of guests and property. Hosts review footage only when there is a report, safety concern, or maintenance verification need.

PARKING
Parking is available in the driveway only. Do not park or drive on the grass, as this may damage the lawn or septic fields.

SEPTIC SYSTEM & PLUMBING
The home is on a septic system. Only toilet paper may be flushed. Do not flush wipes, paper towels, feminine products, or anything labeled “flushable.”

POOL USE & SAFETY
The property includes a heated saltwater pool for guest use. Guests acknowledge that the pool is used at their own risk. Children and non-swimmers must be closely supervised at all times.

EVENTS & COMMERCIAL USE
The property may not be used for parties, weddings, receptions, or other gatherings exceeding the maximum occupancy. Filming or photography for commercial use requires prior written approval. Social media posts must tag or credit Perennial Stays when applicable.

CHILD SAFETY
The home is not childproofed. Guests are responsible for supervising children at all times and assume all related risks. Due to the home’s historic nature, stairs may be steep or uneven and not suitable for guests with mobility limitations.

Our family had a wonderful stay at the Farmhouse! There was a space for every mood and interest- hanging by the pool, reading on the porch, listening to music in the den. This home was particularly suited to our family. My three sons stayed in the barn studio and had space to spread out or work remotely when necessary. Our married son and daughter-in-law had their own private suite over the den.Great fire pit with plenty of wood. Grill was clean with spare propane when needed. The location was central and easy to access vineyards, restaurants and tubing on the river. This property is charming, classy and comfortable. Our hosts Leigh and Corey demonstrated sincere interest in our comfort and having a good experience.

Great stay in Harper’s Ferry

We stayed here for spring break and our kids loved it. They enjoyed the pool and making s’mores at the firepit so much. It’s a great location. We would definitely return. Communication with the owner was quick and easy. It had the most comfortable mattress I’ve ever slept on in a rental house! Our kids are still talking about this house and our spring break trip.

Family Rendezvous

This house is the perfect place for family bonding. Our extended family came together from NJ, FL, VA, MD and NC. The original intent was to check off a Bucket List item to hike 20 miles on the AT. That was accomplished but the real reward was enjoying all the house amenities afterwards. Lounging in the heated plunge pool was great for the tired muscles and then sitting around the fire pit for everyone to share their experiences on the trail brought lots of laughs and commiserating!

Farmhouse is perfect !

The house and property were absolutely perfect for our group. Lots of privacy, the renovations are very well done. All technology is top of the line and works as expected. The pool, or in our case hot tub, was even better than we expected. It was used both nights we were there. The barn apartment is a wonderful place for some additional privacy from a large group, and is extremely comfortable. We would recommend this house 100%.

Family Vacation 2024

We were looking for a place to accomodate our family group of 11. This property was perfect! Everyone had their own suite with a full bathroom. The plunge pool was perfect for relaxing after a hot afternoon at the National Historial Park. The fire pit provided the laid back end to the day! We all enjoyed sitting on the front porch in the rockers for our morning coffee. We even got to see a family of deer while we were in the pool.

The experience at 1805 Farmhouse was fabulous. We had comfortable accommodations for our large group. The decor was outstanding looked like pictures from an Architectural Digest magazine. The owners went the extra mile with furnishings, artwork, and decorative appointments to really show their committment to the property. The contemporary features were a great surprise. WiFi running on eero access points worked perfectly. HVAC was very efficient and everyone was comfortable. Each of our four couples had plenty of private space. Lots of hot water, plenty of towels, and every item you could want or need was organized and placed purposefully. There was really nothing we could have asked for that wasn't already there. The scenery and natural beauty of the area was superb. We're looking forward to a return trip sometime in the near future.

Relaxing, rustic getaway

This was a wonderful experience. Leigh has thought of everything a guest might need and is wonderfully responsive both before checkin and during the stay. We particularly enjoyed the pool, pool table, and large basketball court. There was plenty of room for our extended family get-together. You'll feel so relaxed and peaceful sitting around the fire pit, roasting marshmallows and watching the deer that come by frequently!

Beautiful house for family holiday

We booked this beautiful home to celebrate our son's first Christmas and it couldn't have been more perfect! The owners have done an incredible job in making a home that feels secluded. The hosts were very communicative and the house is well-stocked with amenities. Would gladly stay here again!

Charming

It is a lovely old home and converted barn that is beautifully decorated. The owners were easy to communicate with and responsive. They work hard to keep a good rating and it shows. The house was not quite as secluded as I expected but this didn't impact our enjoyment of the property. It was a very relaxing week that included trips to Harper's Ferry, hikes, and brewery visits.

Wonderful place to make great memories!

What a quaint yet very spacious location this was. The owners thought of EVERYTHING so that we can focus on spending quality time with our family. The decor was darling and masterfully executed. The location was perfect- 10min to a grocery store- food lion & walmart and close enough to Arlington Cemetery to visit my brother-in-law who passed while serving our great country. The heated plunge pool was wonderful as well! The property manager as well as the owner were very responsive and a pleasure to work with. We are grateful to have found this place and will not hesitate to spread the word. Thank you guys for making my father-in-law's 80th birthday a special one.

Senior Wine Trippers in West Virginia

Our group of 10 neighborhood wine enthusiasts arrived with a three day agenda to visit local wineries and also to experience Harpers Ferry. After our first full day, we decided to eliminate some of the wineries in order to relax and enjoy the farmhouse. We lingered on the porch in the morning, dipped in the pool in the afternoon, and after dinner around the grill on the back porch, we built a fire around the pit and the ten of us sat and drank the local grapes. Absolutely lovely.
