Well appointed Float Home with all the comforts of home. Perfect for working from "home", for a comfortable place to stay while visiting the area, or for just getting away to enjoy a unique experience.

The Float Home (or houseboat) was built for year- round living with a powerful HVAC system to keep you toasty in the winter and cool in the summer.

The kitchen features a full size fridge, stove, oven, microwave, toaster, Keurig coffee maker, and a full set of cookware and dishware.

The bedroom is cozy with a comfortable queen size bed, a closet, and plenty of storage shelving.

The open floor plan of the kitchen, dining area and living rooms offer a spacious area to enjoy a meal or watch a movie.

The large couch in the living room is a great spot for an afternoon snooze with the water right outside the 3 large sliding glass doors, or for enjoying a movie at night on the large 55" flat screen tv.

Just outside the float home on dry land is a private grill and picnic table for for outdoor dining. We also provide 3 kayaks for you to use at your own risk. You can launch the kayaks from the black floating dock on the other side of the travel lift.

Please note, this is a floating houseboat that needs to be boarded. Please use caution stepping on and off the Float Home.

Guests have private and complete access to the entire houseboat as well as the rooftop deck. The Houseboat is docked in a slip in a marina next to the travel lift. It is relatively quiet in the winter and busy in the summer. There will be other boaters around the marina and normal marina - type activities going on.

Your hosts live nearby and are occasionally around, but we also work alot. So you may see us, and we would love to meet you! At the same time we are very respectful of your privacy and will not bother you. We are always happy to help if you need something or have a question!

The neighborhood consists mostly of marinas. Lots of like-minded boaters who enjoy being on the water, fishing, boating, and the exploring.

Having a vehicle is not necessary as there are plenty of services and establishments in walking distance including: Diners, restaurants, bars, ice cream parlor, convenience stores all less than 1 mile away. Uber or taxi from the Toms River Park and Ride!

This is not a party house. So please do not plan on having a wild party here or your reservation will be canceled and will lose access to the home and your security deposit. Please also book for the correct number of guests. This houseboat accommodates a max of 4.

Please BRING YOUR OWN BEACH TOWELS. Bath towels are provided but are NOT to be taken to the beach. :)

Pet Fee - $25 per pet per night. Pets are welcome as long they are 100% house trained (meaning no accidents in the house, will not constantly bark, howl, or cry when left alone and will not scratch at the door or chew furniture) completely cleaned up after (poop outside and HAIR inside), and kept OFF the furniture (bedding, furniture, etc.). Upon booking please inform the host that you will be bringing a pet(s) that meets the above criteria and the pet fee(s) $25/ night (plus state taxes) will be manually added to the reservation by the host.
An additional minimum charge of $50 will be applied for each pet accident or hair.

"Events" with more than 4 people will be considered on a case by case basis and start at a minimum of 2x the nightly rate for the day of the event.

Watercraft Activities:
Kayaking, Canoeing, and/or Paddleboarding
In consideration of being allowed to participate in any way in the program, related events and activities, I the undersigned acknowledge, appreciate and agree that
A life jacket will be worn at all times
All activities aboard a boat will be performed during daylight hours only.
Do not drag watercraft.
Do not leave the river and enter the bay
Watercraft are not to be transported offsite to other sites.
Guest responsible for any loss of part or damage to watercraft.
No outside guest (not included on reservation) permitted on property or permitted to use watercraft. Watercraft are for guest use only.
The risk of injury from the activities involved in this program is significant, including the potential for permanent paralysis or death.
I knowingly and freely assume all such risks, both known and unknown, even if arising from the negligence of the Riverstone Properties LLC or others and assume full responsibility for my participation.
I willingly agree to comply with the terms and conditions for participation. If I observe any unusually significant hazard during my participation and in my presence, I will safely remove myself from participation and bring attention of the hazard to the nearest official immediately.
I, for myself and on behalf of my heirs, personal representatives and next of kin hereby release, indemnify and hold harmless Riverstone Properties LLC, its officers, officials, agents, employees, other participants, sponsors, advertisers and if applicable, owners and lessors of premises used to conduct the event from any and all claims, demands, losses and liability arising out of or related to any injury, disability or loss of life that occurs, or loss or damage to person or property, whether arising from the negligence of Riverstone Properties LLC or otherwise as allowed by law.
I have read this Release of Liability and Assumption of Risk Agreement. I fully understand its terms. I understand that I have given up substantial rights by signing this agreement and sign it freely and voluntarily without any inducement or coercion.
By booking this property I understand and assume all of the risk related to the stay and the use of the canoes, kayaks, and/or paddleboards.
HOUSE RULES-

1) No Parties. Locals must communicate with the host before booking. This is to prevent parties.

2) Occupancy limits: Be sure to book with the correct number of guests so that the price is accurate. Unless given prior approval from the host, there cannot be any more than 4 persons in or on the property at any one point in time. A violation of this could result in immediate removal of all guests without refund and will result in a $100/per person per day penalty.

3) Self check-in: Please inform your host of your anticipated check in and check out time so we can efficiently coordinate our turnovers. This is a self check-in property. You certify that you are willing and able to follow instructions that you are being provided by Vrbo through the check in guide. You can find your check in guide in your trip Itinerary under the “Trips” tab. You also agree that you will read your house manual and check in instructions before contacting your Vrbo host with questions.

4) Please be mindful of our neighbors during your stay. Our property's quiet hours of 10pm to 7am are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay.
We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. No loud music or disruptive behavior that could bother other marina guests.

5) Fee schedule:
Pet Fee - $25 per pet per night. Flushing Fee - $100. Please use caution with our delicate waste system. Do not flush anything in the toilet other than human waste and toilet paper. All plastics, feminine products, paper towels, condoms, disposable diapers, flushable moist wipes, etc. must go in the trash can provided.
Smoking Fee - $200 per night smoking fee. This is a non-smoking building. Any type of smoke is prohibited. You are welcome to smoke outside. Please clean up your own cigarette butts and ash outside, do not just throw butts on the ground outside. There will be a $1 fee for each cigarette butt that we have to pick up.
Late Checkout Fee - $100/hr Unauthorized late check out is $100/hr rounded up to the next hour.
Extra Cleaning Fee – Minimum $50. Our cleaning fee is based on a “Courteous guest” that leaves the place in similar condition to which it was found. Extra cleaning fees incurred by host from turnover crew will be the responsibility of the guest.
Mailing/Shipping of Left Behind Items- $25 handling fee (boxing, handling and delivery to shipping vendor) plus cost of shipping.

6) No fishing or crabbing on or from houseboat.

7) No jumping or rough-housing in or on houseboat.

8) Rooftop cushions are guests’ responsibility! Please secure in deckbox during high winds or when left unattended. If they are blown away by the wind during your stay they will be guests’ responsibility. Do not move indoor furniture outdoors!
