This stylish apartment is situated in the prestigious Ploče area. The apartment has a generous terrace which offers a view that speaks for itself, overlooking the island of Lokrum and the Old Town. One of the finest hotels in town, Hotel Excelsior is just across from the apartment, while the Old Town is approximately 5 minutes walking distance and the famous Banje Beach is only a 3 minute walk from the apartment.


The apartment is divided into two levels. The first level consists of a living room, one bathroom with shower, dining area and a fully equipped kitchen with microwave, oven, fridge, toaster, kettle, blender, coffee machine and dishwasher. The terrace offers a dining area for six people with side part awnings if you desire for more privacy. The sunny part of the terrace has 2 sun loungers and is an ideal place to enjoy your morning coffee with a stunning view.


The second level has three double bedrooms. One double room has a  double bed (180cm x 200cm) with an en suite bathroom, the other two bedrooms have a double bed (160cm x 200cm) and have a shared bathroom in the hall.


Amenities include: Cable TV, A/C, fully equipped kitchen, Hi-Fi, DVD player, Wireless Internet, washing machine, alarm, and central heating.

The nearest supermarket is located 200 meters away. The apartment can be approached from the upper road walking 46 steps down or from the bottom road walking 86 steps up. There also are 17 steps from the gate to the front door of the apartment.

Please note: the apartment is located within Dubrovnik’s Special Traffic Regulation Zone, introduced in June 2025. Arrival by private car is not possible, as vehicle access is restricted in this area

*In response to the recent spread of COVID-19 we have implemented new procedures for cleaning and disinfection. Safety of our guests, their families and our staff is important to us. In order to prevent the spread of disease our staff is measuring body temperature on a daily basis even if they feel well , we also encourage our guests to do the same.
All surfaces with which the guest came into contact with (nightstand, table, chair, coffee table, any and all furniture, amenities, telephone, remote control, door handles etc.), are cleaned with a suitable detergent and disinfectant with at least 70% alcohol. Special attention is given to the cleaning of all bathroom surfaces before new guests arrive.
In order to avoid any unnecessary contact, bed linen and towel will be changed only on arrival/departure, for longer stays, sufficient towels and linen will be left in the property. *

This property features self check in via key lock box. You will receive your code on check in day at 15:00, or earlier in case apartment has been cleaned before. We kindly ask you to provide us with your approximate arrival time so we can prepare apartment for you on time. In case you arrive in Dubrovnik before 15:00 and your accommodation is not ready yet feel free to leave your luggage at our reception, located at Ivana Matijaševića 14 street while exploring the town or enjoying your lunch at one of the nearby restaurants. As soon as the property is ready we will contact you.

In order to receive your entrance code it is important that you fill out our PreCheck-in form which will be sent to you automatically several times before your arrival.

The suite is in a great location and has a large patio with a wonderful view of old town and the sea. Overall we enjoyed our stay and appreciated having enough room for five people. The beds were also larger than expected, closer to king size. There were some minor issues that took away from the experience: Some furniture is in disrepair, the patio doors do not open easily (but there is another access to the patio) and local cats have made the best seating area outside unusable. There is also an expectation to take out the garbage daily to a community site a couple of blocks away and up hill. The property is managed by a company and the requirement to communicate, pay, and enter personal information in another platform was not clear until after I booked.

Everything was as expected, clean, comfortable and with a beautiful view! The apartment is lovely, so close to everything and easy to access. Regular coffee maker, drip coffee is hard to find in the area so bring that with you - or head down the street to the local cafe and enjoy the view! I would definitely stay here again!

The unit was perfect with 3 rooms and the view from balcony was a highlight. One room has en-suite bathroom and other two rooms share one bathroom upstairs and one on first floor. Beware that there are many stairs up and down to get to the unit. If any issues with climbing stairs this unit may not work for you. The space was clean and well appointed with kitchen and living area, rooms were on second level. The balcony had a fantastic view of old town and sunset was beautiful. Five to ten min walk yo old town gate.

Super views

The property is in the perfect location for a short stroll to the old town of Dubrovnik. The large balcony the key feature. Beds comfortable and shower rooms good. Kitchen area very small galley design- the large fridge makes it very narrow. You need to be fit to stay here due to a large number of steep steps to access the property. Hedera Estates had the most friendly and helpful taxi driver - stopping at a supermarket for us on route having explained that the supermarkets in Dubrovnik are closed on Sunday. Returned us to the airport on Wednesday was a bonus!

All about the location and view!

You definitely pay for the location and view from the terrace. The comprehensive guidance notes were not so much for help with enjoying your stay but detailed all the extra charges you would incur should you mark the towels with suntan cream/makeup, break a pot, need your luggage holding or wish to stay later on check out. Dated and unreliable appliances and no cushions on hard wooden sun-loungers left us with some negative feelings having paid what we thought as being a premium price. Also just a little soap/a few dishwasher tablets left no laundry powder or any other complimentary items that would have been a welcome touch.

Million Dollar View

The location and view are second to none. A short walk to the Old Town with a specular views of the Old Town and port. It's a little challenging to get all your luggage to the apartment as there are many stairs which you are warned about in the listing. If you have mobility issues, this place is not for you. Some items in the apartment need updating - the fan in the primary bedroom is falling apart, the clothes drying rack is literally on its last legs, the sink in the ensuite bathroom is slow to drain. Coffee and coffee filters are provided but not enough for 5 coffee drinking adults. And although the apartment is equipped with a washing machine, detergent is not provided. Other than these small items, the apartment is comfortable, the location awesome and view is out of this world! Hedera Estate Staff are excellent as well providing airport pick-up service, arranged for our transportation to Split and provided a provisioning service for groceries before our arrival.

Best view in Dubrovnik

The apartment is beautiful and very comfortable. It has the best view of the Old town and Walls. A few things to note is that in order to get to the apartment, you need to walk down a dusty and rocky road and then go down steep stone stairs, which can be a challenge with suitcases. The other way to get there is from accross the street from Hotel Excelsior but that means you need to go up a few flies of veeery steep stone stairs. We recommend you pay extra for Hedera crew to help you carry your luggage to and from the apartment, you can book that extra service with them. The other thing to note is that the air conditioning works great in the lower floor of the apartment but the upper floor is pretty hot, they have floor fans in two of the three bedrooms upstairs but it is still a little too warm during the summer months. Other than that, it is a beautiful place to stay and the whole Hedera team are very helpful and great.
