Relax on the couch while enjoying the free WIFI and Smart TV features! Cook yourself a meal in our fully equipped kitchen, and sit on the balcony. Enjoy the free seasonal pool!

The apartment features; new appliances, new flooring, living room fireplace, textured ceilings, patio etc. The apartment boasts a mix of old with the new! Updates have been made, but the entirety of the apartment has not been completely stripped. Guests should not expect a newly built/constructed unit. This 575 sqft unit is on the third floor of a Garden Style apartment complex.

Along with private access to the entire apartment, private balcony, and guests have access to the communal seasonal pool.

RICHARDSON / NORTH DALLAS AREA - GREAT ACCESS TO FWY 75 & 635! CAN GET TO ALL PARTS OF DALLAS EASILY! DOWNTOWN OR PLANO WITHIN 15 MINUTES! RICHARDSON OR MEDICAL CITY DALLAS IS 10 MINUTES.
The property is a small apartment complex consisting of 36 apartment homes. There are a few Airbnb units in this complex. All units has the same floor plan and size. If we are fully occupied on the unit you want please ask about our other units..
The neighborhood is in north Dallas.
Great for an easy and short commute to places of work, major medical centers, SMU university, entertainment and event venues.
You may hear traffic noise from the property as we are convenient access to major roads.
We offer a nicely appointed & affordable stay in Dallas. We look forward to hosting you. A 15 minute drive to Uptown Dallas or Plano.

PLEASE NOTE: This apartment is located inside a gated/fenced 30+ unit building. The complex was built in the 1990s and occasional noises from neighboring apartments may apply. Located off a side road to the freeway. Urban noises are to be expected during business hours and occasionally on non business hours. Guests should expect medium-high noise levels.

ALLERGIES: This Airbnb is pet friendly. Scent boosters are used. If you are allergy sensitive please take note. Refunds are not eligible for allergies.

LATE FEE: Check out time is strictly at 11am. We do not offer late check outs. Our late fee is $100. We pay our professional cleaning service for each hour of time spent at the unit.
We also often have an incoming guest the same day. We need the time to get the unit ready. Thank you for understanding that that the check out is firm by 11am.

SUPPLIES: We offer a starting amount of shampoo, soap, paper towel, toilet paper. We offer resupply baskets for $65.

SMOKING: PROHIBITED. If any trace of smoke/smoking will result in a $500 fine We are very strict on this house rule.

PARTIES: No other guests than registered guests allowed. No Parties. Failure to do so will result in an automatic cancellation, no refund, and $2000 security deposit.

PARKING: We offer one parking spot. Parking is first come first serve. Must use a parking permit pass. Provided. Free public parking on the street as well.

PET POLICY:
$150 for long term stays. Well behaved cats ok. Pets must be supervised at all times or crated.
No pets without prior arrangement. $300 Fine.

PET RULES:
Dogs are not allowed to lay on couches, beds, or furniture.
Please do not leave your pet inside the unit unsupervised for longer than 4 hours.
ALL DOGS must be up to date on pest control and their vaccines.

PLEASE NOTE: Any damages caused by pets; going to bathroom on furniture, wear and tear of flooring, breaking items, etc. Will result in paying from the security deposit.

MAIL & PACKAGES:
We do not lend mailbox keys nor offer a mail delivery service. If you would like to receive packages during your stay, you may have packages delivered to the apartment doorstep. Disclaimer: We as hosts, are not liable for any misplaced or stolen packages. We ask that if you must receive packages, please be vigilant about tracking your packages. For mail and letters, we recommend sourcing them to a local USPS, FED EX, or post office.

CHECKING IN OUTSIDE OF CHECK IN TIME FRAME:
IF CHECKING IN BETWEEN 10PM-7 AM AFTER 4 PM CHECKING TIME, PLEASE CAREFULLY FOLLOW THE CHECK IN INSTRUCTIONS. DIRECTIONS TO ACCESS THE UNIT ARE PROVIDED. WE DOUBLE CHECK OUR CHECK IN CODES PROVIDED. IF YOU ARE UNABLE TO REACH US BETWEEN THESE HOURS, WE ARE NOT LIABLE TO ASSIST YOU WITH YOUR CHECK IN. WE DO NOT OFFER REFUNDS IF YOU ARE UNABLE TO ACCESS THE AIRBNB.

INSECTS:
This apartment does occasionally have the presence of insects such as; cockroaches, water bugs, spiders. This is common in the area. We do our best to address this situation by having regular pest control treatment. If you do notice any insects, let us know immediately and we will send the pest control company by the next business day. BY READING THIS, YOU ARE AGREEING TO OUR HOUSE RULES. REFUNDS ARE NOT ELIGIBLE.

WATER TEMPERATURES:
Refunds and credits are not eligible for anything related to water temperatures in the Airbnb. Water may take a few minutes to warm up during peek shower hours. REFUNDS CREDITS NOT ELIGIBLE.
