Summary:

Seven bedrooms on the water, with kayaking straight off the back yard, an oversized pool and two hot tubs — one of them an eight-seat spa.



There are two full kitchens and two dining rooms here, main house and guest house, which is the reason this place works for a family that wants to be together at dinner and apart the rest of the day. Media and game room, sauna off the primary, and sunset over the lake from the terrace.

Gathering & Dining

This is the house in our group built for a meal with everyone at it. The main house has its own dining room off a full kitchen, and the guest house has a second kitchen and dining area of its own — so one group can cook a long dinner while another has breakfast on a different schedule, without anyone queuing for a stove.



Both kitchens are fully equipped: pots, pans, bakeware, serving dishes, silverware and place settings. For a family holiday or a multi-family trip, this is the layout that makes it work.



Guest Access:

The entire property is yours — main house, guest house, pool, both hot tubs, the terrace and the lake frontage, plus driveway parking.



Check-in is keyless and on your own schedule. The day before you arrive you will get a message with the code and everything you need.



The Neighborhood:

Nestled in a quiet, friendly neighborhood, this home offers a peaceful retreat with sidewalks throughout the community, perfect for a morning or evening stroll. With very little traffic, you’ll enjoy a relaxing stay while remaining conveniently located just 20 miles from Downtown Dallas, 36 miles from DFW Airport, and 37 miles from AT&T Stadium. Nearby you’ll also find shopping, dining, lakeside parks, and popular attractions throughout the Dallas-Fort Worth area.



Getting Around:

Rowlett sits on the northeast side of Lake Ray Hubbard, and a car is recommended — the freeway is close, which makes Dallas and the surrounding suburbs an easy run.



Shops, groceries and restaurants are a short drive. Ride-share is available in the area.



Downtown Dallas and DFW Airport are both straightforward drives; message us and we will send current drive times for your arrival day.



Other Things to Note:

* PET-FRIENDLY STAY:

House-trained pets are welcome for a fee of $150 per pet per stay, before fees and taxes. Please register your pets in the reservation using the same section where guests are registered.

* NO PARTIES OR UNREGISTERED VISITORS:

We want you to enjoy the home, but only registered guests are permitted on the property during your stay. If you’re traveling with a large group, please let us know in advance so we can confirm this home is the right fit.

* ADDITIONAL NIGHTLY RATE FOR 7+ GUESTS:

The base nightly rate includes up to 6 guests. Beginning with the 7th guest, there is an additional charge of $39 per guest, per night, before taxes and fees.

* ENTERTAINMENT:

All smart TVs include popular streaming apps such as Netflix, Amazon Prime Video, and YouTube. Simply log in with your own accounts. If you forget to sign out at checkout, just let us know and we’ll be happy to help.

* PRIVATE STEAM SAUNA:

Enjoy a private steam sauna located inside the primary ensuite bathroom.

* NO INDOOR SMOKING:

Smoking or vaping inside the home is strictly prohibited. Violations will result in a $500 fine. If anyone in your group wishes to smoke, please do so outdoors and dispose of all cigarette butts properly.

* POOL & HOT TUB:

The pool and hot tub are professionally serviced twice a week during the summer and once a week during the rest of the year.



As this is an outdoor pool, it is normal for leaves or small debris to appear between cleanings. This does not mean the pool is unclean. Water chemistry is professionally maintained, and the filtration system is regularly serviced for your safety and comfort.



Our pool technician accesses the backyard through the side gate during scheduled service visits.



To help keep the pool clean, we use a floating inflatable deterrent and owl decoys to discourage birds from gathering around the pool. Please leave these items in place, as they help maintain the pool’s condition.



Please note: The pool is not heated.



* LANDSCAPING:

The yard is professionally maintained once per week.

* SECURITY CAMERAS:

For everyone’s security, the property has two exterior security cameras: one at the front door overlooking the front yard and one facing the driveway/garage. These cameras record 24/7. There are no cameras inside the home or in private outdoor areas.

* HOUSE RULE VIOLATIONS:

Violating the house rules may result in immediate cancellation of the reservation without a refund and forfeiture of any security deposit.

* PEST CONTROL:

This home features landscaped outdoor areas. Although the property receives professional pest control service at least once a month, you may occasionally encounter local wildlife outdoors or insects such as spiders, ants, ladybugs, bees, or similar bugs indoors. This is common in residential homes with outdoor spaces. If you notice any pests during your stay, please let us know and we’ll promptly assist.
