The villa complex is set on a dominant hilly position overlooking a beautiful panorama of surrounding hills completely immersed in nature. The home was restored in 2020, preserving the rustic flair and maintaining its original charm. The authentic stonework, the open fireplace at the entrance hall the exposed beams are in perfect harmony with the wooden floor. Within an easy reach to Cortona, Siena, Gubbio, Assisi, Trasimeno lake, Arezzo, Montepulciano, Spoleto and Perugia. The dirt road to the property climbs up a hill it is advised to get a taller car or an SUV.

MAIN HOUSE sleeps 8 in 4 suites

GROUND FLOOR OF MAIN HOUSE: Entrance Hall with fireplace and sitting area with two sofas, guest bathroom. Open living area with fireplace and direct access to the outdoor area, dining area with table for 10 guests, and fully equipped kitchen.

FIRST FLOOR OF MAIN HOUSE:

Bedroom 1 - double bed (bed size 160cmx200cm, not convertible into a twin) with a view over the valley, with clothes hanger stand and sink, en suite bathroom with shower (plus extra handheld), and no sink.

Bedroom 2 - double bed (bed size 160cmx200cm, not convertible into a twin). Bathroom with shower (plus extra handheld) with one big window and one smaller window.

There are an additional two bathrooms.

LOWER GROUND FLOOR OF MAIN HOUSE: Accessible via the external entrance.

Bedroom 3 - double bed (bed size 160cmx200cm, not convertible into a twin) accessible only via external entrance, with clothes hanger stand, en suite bathroom with shower (plus extra handheld) Window with valley view.

GUEST HOUSE: sleeps 4 in 2 suites

STUDIO ROOM: Spacious studio room with a shower and bathroom. Ping Pong table, sitting area, foosball, and quite a few board games. As a place for one person to sleep on the sofa or a portable bed.

TOWER BAR: Not for the faint-hearted a quick climb up to the tower bar, where the view is spectacular.

OUTDOOR: Private uncovered parking space for up to 5 cars. Saltwater swimming pool with sunbeds. Bathroom with shower located close by the pool. Garden 500 sqm with alfresco dining area and table seating for 12. Outdoor kitchen with pizza oven and BBQ. The area around the property is a wild forest. There are a variety of fruit trees including Plum, Pomegranate, Kiwi, and Lime tree, feel free to enjoy these when they are in season.

The path to the property is a dirt road. Suggest getting an SUV or other taller car. The Villa is equipped with two internet systems Satellite and 4G Network-based which is the best provided in this area. That said the internet might not be stable all the time, for example, video calls for work might not always be possible. There is no stable mobile cellular network signal in the Villa. In most cases, the Signal is available from the tower's second-floor viewpoint.
