    Located in a gated community, Bay Breeze is in walking distance of Kings Creek Marina, a private beach, and a quick golf cart ride to downtown Cape Charles.



    Bay Breeze offers 2 first floor bedrooms - 1 king and 1 queen, each with their own bathrooms and deck access. The Primary Suite is complete with a large bathroom with a jacuzzi tub and a large standing shower. Up the stairs an open concept, perfect for entertaining your group with a spacious kitchen and living area that has views of the Marina and a second story deck. This floor is completed with 2 bedrooms, a queen and a double bunk room as well as a full bath. Upstairs on the third floor there are 360 degree views of the Marina Village. This is the spot to enjoy your morning coffee or a cocktail indoors or on the balcony!



    Complimentary Access: Bay Creek Amenities

    This home includes complimentary access to a variety of Bay Creek Resort amenities, perfect for active and nature-loving guests. Enjoy a junior Olympic-size pool, tennis and pickleball courts, a private community beach, and over 10 miles of scenic hiking and biking trails winding through a stunning 365-acre nature preserve.



    *Please note: Access to the Bay Creek Life Center is not included, nor available for purchase. Also, the complimentary pool is open Memorial Day through Labor Day.



    Guest Access:

    We offer convenient door codes for self-check-in. Chesapeake Properties by Portoro uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message.



    • We cannot guarantee early check-ins or late check-outs, as both are subject to availability. Please contact us 24 hours prior to check-in to submit your request.



    • While the complimentary resort amenities of the Bay Creek Resort are included, please note the Members Life Center is not available to guests.

    Cape Charles is located near the southern tip of Virginia’s Eastern Shore right on the Chesapeake Bay. Cape Charles is a small town (the historic area is roughly a six block by six block square) that sits on the peninsula’s western coast… meaning you can sit on the beach in Cape Charles and watch the sunset right over the water.     • Portoro Rental Agreement + Identity Registration | All guests staying at one of our Portoro homes are required to complete identity registration and sign a rental agreement via e-signature. Non-compliance may result in sizable fines.

    • Age Requirement | The reservation holder must be 25+.

    • Arrival Support + House Manual + 24/7 Support | Upon arrival, Portoro aims to ensure your safety, proper access to the home, and understanding of guest features. All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7.

    • Directions + Check-In Details | Before check-in, Portoro will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival.

    • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 10:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night.

    • Parking Restrictions | Boats, campers, RVs, trailers, and similar vehicles are not allowed in condo complexes. In addition, certain areas of the Oregon Coast have city restrictions on parking for these vehicle types. If you need parking for boats, campers, RVs, trailers, or similar vehicles, please contact Guest Experience for nearby storage locations or any property-specific options.

    • Local Taxes (Including Extended Stays) | Both the local jurisdictions (Town of Cape Charles, Northampton County) and the State of Virginia require hotel/vacation rental hosts to collect hotel tax. We collect these taxes within the booking transaction. Please inquire separately for terms and conditions.



    • Animals/Pets — No Pets: This is a no pets property. A $150/day fee will apply for violations, and you may be asked to vacate the premises with no refund (at the discretion of Portoro Homes). Portoro follows ADA guidelines, and any additional community or HOA rules may apply.



    • No Smoking | This is a no smoking property. Penalty fees apply for violations, and you may be asked to vacate the premises with no refund at the discretion of Portoro Homes.

    • No Parties or Events | Parties and events are not permitted.

    • Quiet Hours | 10:00pm–8:00am. These hours reflect local residential and regional expectations—please keep noise low and be mindful of neighbors.

    • Report Damages | Any known damages incurred during your stay must be reported to the property manager immediately.

    • Security | Some Portoro Homes properties have exterior-only cameras for monitoring.

    • Local or Property Water Features | Some Portoro Homes properties may have pools, hot tubs, or other nearby water features. There is no guard around water features—use at your own risk.

    • BBQs/Grills — No Personal Units | Personal BBQs/grills (including charcoal, propane, electric, or portable units) are not permitted on the property. Please use only the grills provided for guest use, if available.

    • No Feeding Wildlife | Feeding wildlife is strictly prohibited at all properties to avoid damage and nuisance issues. In condo complexes or HOA communities, fines may apply for violations. Additional cleaning, sanitation, and remediation fees may also apply at the discretion of Chesapeake Properties by Portoro / Portoro Homes Inc. and/or the HOA.

    • Wildlife + Pests | You may see local wildlife during your stay. Please help keep the home and outdoor areas free of food and trash—secure all garbage in the provided bins and do not leave food outside. For homes that include or offer BBQs, please bring all food items inside and scrape grills clean after use to avoid attracting wildlife. The home is regularly treated for pests, but occasional insects may still appear.

Bay Breeze

This property was ideal for our group of 10 ranging in age from 2 - 72. The space was sufficient, and the amenities were as advertised. The children enjoyed the clubhouse pool and the adults enjoyed quaint Cape Charles.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We have stayed in Cape Charles for four years now. It is our main Christmas gift to our kids and granddaughter. This was the first time we had stayed at Bay breeze over by the marina. The house was fabulous. Lots of space for the seven of us to sit and visit, lots of outside areas as well. Big and well stocked kitchen. Having to master bedrooms with their own bathrooms was terrific. Our only concern was a breaker that continue to trip causing us not be able to charge our golf cart, but Chesapeake Properties was quick to answer the phone and comment remedy the problem. The property owners had a ping-pong table and two bikes for us to use, which was very gracious and fun! Loved having access to a pool!We did not realize we had access to the beach area over at Bay Creek until the day before. Wish we had known sooner and also hope that golfing will also be privilege in the future with this rental.

We initially had some issues getting connected to the Wi-Fi; but, Customer Service was quick to help us trouble shoot and resolve the problem.

Wonderful stay in a great neighborhood

We thoroughly enjoyed our vacation at Cape Charles. We especially liked the location of this rental with the marina right next to us for our boat, yet still close enough to town for our kids to bike, explore and go to the beach. The house was spacious, clean and comfortable! We would definitely stay again!
