Welcome to this modern one-bedroom apartment ideally situated in the heart of Kingston! Featuring a spacious open-plan living area with sliding door access to a balcony, you can enjoy the natural light and fresh air. You can access all the property's amenities throughout your stay.

BEDROOM:
The bedrooms has a queen-sized bed topped with professionally cleaned and pressed linen. It also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 75" smart TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The garage accommodates one car. If additional parking is needed, paid street parking is available according to the following schedule:

2-hour Parking
Monday - Thursday: 8:30am - 5:30pm
Friday: 8:30am - 9pm
Saturday: 8:30am - 12 noon

Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings. There is a key safe for self-check-in.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge.

Note: This apartment is located near a commercial gym. While many guests enjoy the convenience, please be aware that some noise may be heard during certain hours due to gym activity.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. You are welcome to book if children will be under adult supervision at all times as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).

Do Not book this Apartment. Mis-advertised. Truly awful noise from the 24/7 gym that is adjacent to the bedroom. No mention of the gym in the booking! I was woken up at 0345 on several occasions and the noise goes into the night. From 0600 onwards it is almost constant bangs and vibration throught the flat. I moved out after 3 nights. The property agent had zero interest, stating there had never been any complaints before, which is irrelvant and frankly must be a lie. I was passed between Vrbo and Expedia and the local agent , all showed no interest. Eventually I received a refund but days after I raised the complaint. SERIOUSLY DONT BOTHER WITH THIS APARTMENT

Great property, just very hard to organise Restaurant bookings when exact location was not known until the booking date. Especially when planning for an invalid.
