- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).

Additional rules:

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Please keep noise to a minimum after 10PM and always be respectful of the
neighbors.

5. No parties or events unless previously organized in writing with the host. If
If there’s evidence of a party or event, there’ll be an additional charge of $200.

6. For noise complaints:
6.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
6.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

7. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.

8. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

9. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

Follow all check-out procedures:
1. Take out all trash

2. Wash dishes/start dishwasher

Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches or pet hair on furniture/beds ). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checkingt, the guest will be charged $200.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

* Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.

Family event

We were in town for a graduation and sightseeing. Was nice to be in a home with space to stretch, relax and visit, so much better than hotel rooms! House was clean, beds were comfy, house well equipped. It was nice to be able to make some meals and not eat out for each meal. Great location for sightseeing. Communication was great. Would stay again.

Bottom front step fell off when stepped on causing 2 people to fall. No injuries thankfully. Was falsely advertised with a bbq grill, No grill.was told it was a computer glitch . NO THATS FALSE ADVERTISING. Listing shows a beautiful home with an attached garage, but does not tell you that the garage isn’t available unless you go digging through the ad. Should be up front in the listing.

Nice home, quiet neighborhood

Overall the stay was very pleasant. There were a few few minor issues that quickly got worked out. The home was very neat and clean, beds were comfortable, and the air conditioning worked very well. The only negative I would have is that the pots and pans were made of Teflon and that Teflon was deeply scratched. I would strongly recommend glass or ceramic covered pans. There was only one large pan to use to put anything in the oven with. Just minor conveniences like storage bags, leftover containers, were absent. Just something to think about. About didn't necessarily detract at all from the wonderful stay that we had. We made breakfast every morning, and could have probably used a griddle to make pancakes. Roomy and spacious, the back deck was very nice and the large yard very accommodating for two Grand bunxas the old grand boys. The play area was a bonus. Thank you for the nice home to stay in.

Perfect house for family trip

We just finished our week-long stay and it was perfect for our family trip! The location is excellent for getting to the Northern Hills, Southern Hills and Rapid City. We loved that it had 5 bdrms, each with queen beds. The home was clean and well equipped, and the neighborhood was peaceful. The large yard was great for the kids. The host was easy to communicate with and available if needed. Highly recommend!
