* Early check-in or late check-out may be available upon request and subject to availability.

* Please inform us in advance of any late arrivals or early departures.

* No parties or events are allowed. Any unauthorised party will result in a £2,500 charge.

* No smoking inside the property (this includes cigarettes, vapes, and shisha).

* No pets unless prior approval has been given.

* Only guests included in the booking are permitted to stay overnight.

* Quiet hours are from 10:00 PM to 8:00 AM — please respect neighbours.

* Please keep windows and doors closed when the property is unattended.

* Turn off lights, heating/AC, and appliances when not in use.



🧼 Cleanliness & Care



* Please treat the property with care and respect.

* Report any damages or maintenance issues as soon as possible.

* Dispose of rubbish in the correct bins provided.

* Kindly leave the property in a reasonably tidy condition upon check-out.

* A valid ID may be required via a secure **3rd-party verification service**.

* Always lock the door when leaving the property.

* Do not tamper with smoke detectors, alarms, or security devices.

* The property must be used for lawful purposes only.

* No firearms, explosives, fireworks, or hazardous materials are permitted.

* Illegal activity will result in immediate eviction and forfeiture of all fees.

* Any damages exceeding the deposit amount will be charged to the guest.



💳 Security Deposit / Waiver



* A refundable security deposit of £200 may be required, collected securely via **Airbnb Resolution Centre or a 3rd-party payment provider**, and refunded after check-out subject to inspection and compliance with house rules.

* Alternatively, guests may opt for a £53.50 non-refundable waiver instead of the refundable deposit.

* Illegal downloading or misuse of the internet is strictly prohibited.
