Between Toulouse and Bordeaux, a stone's throw from the Canal du Midi, ideal for walking or cycling, and close to Agen city center as well as the Walligator and Aqualand water parks, this large family home with 4 bedrooms and 3 bathrooms features a garden and balcony, numerous amenities, and is located in a quiet residential area. Enjoy our cozy and tastefully renovated home and its features while exploring our region, so beloved for its attractions, fortified towns, parks, gourmet markets, hiking trails, and other activities! A private parking area allows for 3 or even 4 cars. Access to the house is via the pleasant, flower-filled courtyard, which is beautiful from spring onwards. On the first floor, several large living areas include a living room opening onto a balcony with a dining area, a fully equipped semi-open kitchen with appliances, and a large dining room with floor-to-ceiling windows and a table seating up to 10 people. It also provides direct access to the garden, which features a trampoline, outdoor play equipment for children, and a dining area with a barbecue under a two-hundred-year-old linden tree. In addition, the house offers an entrance hall with a wardrobe for bags, shoes, and coats, as well as a bedroom with a double bed, a desk area, and an en-suite shower room. The marble staircase leads to a spacious landing with a built-in wardrobe. From there, three bedrooms and a bathroom are provided.
