Direct beach access from common area hallway, not from the unit itself. This unit faces the bay side and is relatively small. This is over someone that wants to spend time in a great location on the beach but not ideal for someone looking to spend a lot of time inside, the best part of this unit is the location.The building is located in is right on the Sand, Unit is located bay side with a bit of an obstructed bay view between homes. Step out your back door and you will see miles of beach and sand, the world famous wedge, and the Balboa Pier. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee, or a bite to eat one of the excellent restaurants.

The bedroom features a queen bed and 2nd bedroom is small and has to be passed through to access the main bedroom, it only has an air mattress at this time. The family room has a couch with a single trundle bed.

This is an efficiency unit, Ok for 2 adults and up to 4 kids max. It will be small for more than a few adults.

Although the maximum number of guests is 6, this unit is really more appropriate for 2 adults and 2 children, max 2 adults and 4 children.

2 adults can share a bed, 2 adults can share an air mattress and one adult could sleep on the couch and one could sleep on the trundle bed, however, there is only 1 bathroom, it will be very crowded with 6 adults.

There is no reserved parking at this unit, the reserved parking is for units 4,9, and 10, free street parking that can be relatively hard to get a spot and there are paid city lots that cost around $29/day.

Ocean front building, the unit itself is not ocean front.

We want to be honest and transparent with you about this building. It is an old building with a lot of character and history, but it also has a few drawbacks. The units are cozy and compact, which may not suit everyone's preferences. The walls are not very thick, so you may hear some sounds from your neighbors or the street. This may not be a problem for most people, but if you are very sensitive to noise, you may find it challenging to stay here. We hope you understand and appreciate our honesty. Please, don't leave less than a 5 star review because of this.

Worst Vacation Rental Ever
Where do we begin to describe this nightmare… We were under the impression this was beach front, the property is by the beach but to get there you have to walk down a long narrow hallway that anyone has access to, ANYONE! Our unit was on the third floor! So many things were wrong with this sardine can rental. States to fit 6, complete lie. It was my spouse and four small kids. We’re all lean individuals and we kept bumping into each other to walk anywhere in the unit. Total chaos! Upon entry we were greeted by a dirty unit. Floors were sticky and dirty. Counter tops were not wiped. The oven was filthy and unsafe to use. The ovens insulation was sticking out. The security lock on our door didn’t work. We had to wedge a chair because that’s how unsafe it felt, even in Newport! I informed the rental manager about the dirty condition and the state of the oven and received no response. I have screen shots of our conversation.The beds were extremely uncomfortable. Main bed wires dug into your back.Air mattress deflated very easily and the pull out bed was hard.We were better staying at a motel 6 than this! This place is an over priced dump. Stay clear of this place. It’s not what’s advertised. It’s split into I believe 10 units, so no privacy unless you’re barricaded inside those tiny spaces. Oh, don’t let me forget how everything’s so far! To go to the pier is a mission of a walk. About 45 minutes. Be warned, DO NOT WASTE YOUR MONEY HERE! This is not beach living what’s so ever.

Simple + Tiny Apt - Great Location
Great for the price! No complaints, very “bare bones” one bed, one futon and one couch kids can sleep on. Everything we needed - if you are looking for indoor “luxury” to hang, this isn’t the place for you. But if you are looking to get out, be a beach bum and have a simple crash pad - this place is epic location and space wise!

Perfect location!!!!!
This location doesn’t get any better…2 min walk to the beach, 5 min walk to get coffee at balboa lilys, 5 min walk for afternoon 2 for 1 tequila shots at Cabo Cantina, 5 min walk to shopping! Bigger than I expected, listed as 1 bedroom but has a middle room with a futon that can be it’s own room, plus pull out in living room, decent amount of space for the size it is! Oven needs replaced but other than that, it really is a lot of bang for your buck + bonus of being able to bring your dogs for an extra fee! Already missing our morning walks by the beach and the bay! Can’t wait to go back!

Location Makes Up for Property Shortcomings . . . . . .
The location was great. Easy access / short walk to a really great beach. A five minute walk to Balboa Pier, and 5 minute walk or less from great restaurants, shopping, and the boardwalk. The parking really wasn't a problem because we had easy access to public parking on the beach - but as things go - $25.00 / day is expensive. But if you're gone touring most of the day, better to pay by the hour. Here's the problem(s). The remote controls for the two TV's dont work. I even bought brand new aaa batteries. Luckily the TV in the living area was a TCL / ROKU TV so I was able to get the TV to run with my IPhone ROKU app. The internet access worked well for the router in the living area, but internet transmission to the TV in the bedroom was virtually non-existent, and the picture froze constantly to the point where it got really frustrating. This is a curable problem which needs to be addressed. The other problem is that we were not given (or could not find) the electronic key code to the property's main front door which gives one access to all the units. We did have the key code to the unit itself. However - the problem was that someone kept locking the main access door on several occasions. So it would help tremendously to have the electronic key code to both the main door as well as the unit door. Like I said - the location makes up for the shortcomings. I would go back again. The unit itself was clean, and its a comfortable place to hang out.

The ad is misleading. While the building was near the beach, it’s got no direct access. The oven looked dangerous to even use. Premises looked run down and in need or face lift.

Property Could Be Improved!
We were aware the property was older and may have some issues. We were disappointed to see how stained and dirty the over on the couch that was meant for the pull bed, as well as the bar stools, and the cover for the futon. We were grateful we did not need to use any of those items. The shower needed a new head, there wasn't a lot of water pressure which was very disappointing. The bed in the bedroom was comfortable and clean.
